Who delivers on time?

Every project registered with RERA declares a completion date. We read the regulators' own registers and set those promises against what happened: extensions, completions and projects still overdue, for every registration of the developers we work with.

“On time” counts completed projects with a recorded completion date that finished on or before the date promised at registration. Builders with fewer than 3 such projects in a city are not given a percentage. Builders with fewer than 3 registrations in a city are not shown for that city.

How we measured

  • Promised is the completion date the builder declared when the project was registered with RERA. For projects already under way in 2017, that is the date declared at registration, not the original launch promise.
  • Extended to is the latest date allowed after extensions. These include the blanket COVID-19 extensions regulators granted in 2020–21, so part of some delays was not the builder's doing.
  • Delay is counted in months between the promised date and completion; a project finished early counts as zero.
  • Projects are matched to builders by the registered promoter company and, for joint ventures, by the project name. A registration is left out when the match is uncertain.

Good to know

How do you know if a builder delivers on time?+

Every project in India must declare a completion date when it registers with the state RERA. The registers then record extensions and, in Karnataka and Haryana, the date a project was completed or received its occupancy certificate. Comparing those dates across all of a builder's projects shows how often it finished by the promised date.

Where does this data come from?+

From the public registers of Karnataka RERA, HARERA Gurugram, TNRERA, read on 2026-10-06. We do not estimate or adjust any figure; each builder page lists every registration we counted with its dates.

Why are some delays not the builder's fault?+

Regulators granted blanket COVID-19 extensions in 2020–21, and approvals or court orders can hold up a project. The registers don't record the reason for a delay, so read the figures as a record of what happened, not a verdict on why.
