Flats and apartments in Chennai under ₹50 lakh

In short

A new flat under ₹50 lakh in Chennai is possible but scarce. Nine apartment projects on our books start at or under ₹50 lakh; only five offer a 2 BHK at that price, and just one a 3 BHK. They sit on the edges: Kelambakkam, Thirumudivakkam, Kundrathur, Tiruvottiyur and Guduvanchery. Budget about 6–11% more for duty, registration and GST. Updated 12 October 2026.

Buyer's brief

A flat under ₹50 lakh in Chennai, honestly

Where ₹50 lakh still buys a 2 BHK

Five projects on our books list a 2 BHK starting at or under ₹50 lakh, at a median of about ₹49 lakh for roughly 900 sq ft (Property Point listings (developer information, indicative, October 2026)). Starting price, smallest listed 2 BHK, status:

1 BHK homes under ₹50 lakh

  • Manapakkam: Casagrand Castle, ready, 1 BHK from about ₹37 lakh (614 sq ft) (Casagrand Castle Manapakkam).
  • Korattur: Alliance Orchid Springs, ready, 1 BHK from about ₹45 lakh (692 sq ft); our listing shows no RERA number, so ask for the completion certificate (Alliance Orchid Springs Korattur).
  • Karapakkam, OMR: Doshi Risington, 1 BHK from about ₹46 lakh (538 sq ft), possession December 2027 (Doshi Risington Karapakkam). Karapakkam
  • Semmancheri, OMR: Jains Aadhya, 1 BHK from about ₹42 lakh (416 sq ft), possession October 2029 (Jains Aadhya Semmancheri).
  • Not counted: Casagrand Royale in Sholinganallur lists a 2 BHK from about ₹48 lakh, but its stated possession date (November 2022) has passed while it is shown as under construction; confirm the current date with the developer (Casagrand Royale Sholinganallur).

Why the under-₹50 lakh market is thin

ANAROCK's Chennai Q1 2026 report counts about 5,400 homes launched and 5,300 sold (down 18% on the quarter, up 31% on the year) at an average quoted base price of ₹7,165 per sq ft. 65% of launches were in the ₹80 lakh to ₹1.5 crore band, and South Chennai took about 71% of sales.

Its Q2 2026 update shows about 5,300 launches and 5,100 sales (down 4% on the quarter and 11% on the year), 33,700 unsold homes, or about 18 months of sales, and an average of ₹7,250 per sq ft. Of new supply, 45% was priced at ₹80 lakh to ₹1.5 crore and 32% at ₹40–80 lakh. At ANAROCK's Q2 2026 rates for the cheapest tracked areas (Oragadam about ₹5,000 per sq ft, Avadi about ₹5,450, Guduvanchery about ₹5,480), ₹50 lakh buys roughly 900–1,000 sq ft. Closer in, Perumbakkam at about ₹6,400 or Perambur at about ₹8,130 per sq ft, the same money buys a 1 BHK. Many searches for flats under 50 lakhs end in resale.

The all-in cost of a ₹50 lakh flat

Tamil Nadu charges duty on the higher of the deed value and the guideline value. A new flat bought from the developer is registered on one composite deed for land and building, under a December 2023 order: 4% stamp duty up to ₹50 lakh, 5% up to ₹3 crore and 7% above, plus a 2% registration fee. A resale home pays 7% (5% stamp duty and 2% transfer duty) plus 2% registration. GST is 5% on an under-construction home and nil on a completed home sold after its completion certificate.

Worked example on a ₹50 lakh under-construction flat: stamp duty at 4% is ₹2 lakh, registration ₹1 lakh and GST at 5% ₹2.5 lakh, about ₹5.5 lakh in all before car parking, the maintenance deposit and legal fees. Bought ready from the developer after the completion certificate, the same flat carries about ₹3 lakh. A ₹50 lakh resale flat pays 9%, about ₹4.5 lakh. Calculator: Chennai

EMI on a ₹50 lakh flat

EMI examples are our arithmetic at an assumed 8% a year over 20 years, a deliberately cautious planning rate after the RBI raised the repo rate to 5.50% on 7 October 2026. Banks lend up to 90% of the price on loans up to ₹30 lakh, 80% on ₹30–75 lakh and 75% above that, and stamp duty and registration are generally paid from your own funds.

A ₹50 lakh flat with 20% down (₹10 lakh) needs a ₹40 lakh loan: about ₹33,500 a month at 8%, or about ₹32,200 at 7.5%. A ₹45 lakh flat needs ₹36 lakh: about ₹30,100 at 8%. Your own figures: /calculators

  • Flooding: Citizen Matters (20 June 2026) lists Pallikaranai, Velachery, Medavakkam, Perumbakkam and Sholinganallur among localities severely inundated in 2015, and the northeast monsoon begins in mid-October. Visit after heavy rain, ask how the street and basement fared in 2015, 2021 and December 2023, and compare the site level with the road. • Approvals: CMDA approves building plans inside the Chennai Metropolitan Area and DTCP outside it. Ask for the planning permit, then check the project's TNRERA number on rera.tn.gov.in. A flat's sale deed conveys an undivided share of land (UDS), so check that the patta or TSLR for the survey number is in the landowner's or developer's name: Patta Chitta Online: Check, Transfer, Fees, TSLR, DTCP & CMDA (Chennai 2026)
  • The Poonamallee–Vadapalani metro stretch, with stations including Porur Junction, Iyyappanthangal and Kattupakkam, opened on 11 October 2026 (DT Next), which helps the western suburbs. Check the walking distance from the specific project to a station rather than relying on the locality name.
