What does Khata mean?
A Khata (Bangalore/Karnataka) is a civic record identifying a property owner for tax purposes. A-Khata means the property is fully legal and tax-compliant; B-Khata flags a deviation — banks hesitate to lend and resale is harder.
What is the difference between A-khata and B-khata?
A-khata is for properties that comply with municipal requirements such as approved plans and an occupancy certificate. B-khata is for properties that pay tax but fall short on one or more compliance requirements. Banks generally prefer A-khata.
Is e-Khata the same as A-khata?
No. e-Khata is the digital format. An e-Khata issued for a B-khata property remains a B-khata record, as PKP Advocates notes.
Can I still convert B-khata to A-khata after 23 August 2026?
Yes. The 2 percent discount window ended on 23 August 2026; from 24 August the betterment charge is 5 percent of guidance value, per PKP Advocates. Eligibility conditions, including the 30 September 2024 cut-off for B-khata registration, still apply.
