Gurgaon circle rates 2026-27

The collector rate is the minimum value at which property can be registered in Gurugram; stamp duty is charged on it or on the deal price, whichever is higher. These are the rates in force from 1 April 2026, read from the signed lists published by the Deputy Commissioner-cum-Registrar, Gurugram.

    Duty is charged on the higher of the deal price and the collector value, so this is the floor. Rates are 7% for men, 5% for women and 6% joint in urban Gurugram, as reported for 2026 (RealtyHunting, 13 August 2026), plus a registration fee capped at ₹50,000. Named projects carry their own higher rates (table below). Confirm with the sub-registrar before you pay.

    What is the circle rate in Gurgaon for 2026-27?+

    Gurugram's collector (circle) rates for 2026-27 took effect on 1 April 2026. For flats in licensed group-housing colonies they range from ₹6,000 per sq ft (Sectors 99–110 and 71–75A) to ₹11,550 per sq ft (Sectors 1–43 band in Tehsil Gurugram), with named luxury projects higher — The Aralias, Magnolias and Camellias are listed at ₹43,340 per sq ft.

    What is the circle rate of Sector 65 Gurgaon?+

    Flats in licensed group-housing colonies in Sectors 62, 65, 66, 69, 70, 71, 72 and 70A are listed at ₹6,950 per sq ft for 2026-27 (up from ₹6,300), and residential plots in that sector band at ₹91,000 per sq yd, per the Badshahpur sub-tehsil list.

    What is the circle rate on Golf Course Road (Sector 54)?+

    Group housing in Sectors 15, 27, 28, 30, 31–32A, 39–43, 45, 46 and 50–57 — which covers Golf Course Road's Sectors 42, 43, 53, 54 and 56 — is listed at ₹10,780 per sq ft in Tehsil Wazirabad for 2026-27. Several named projects there carry their own, higher rates.

    Why does the same sector show two different rates?+

    Gurugram's revenue estates are split across tehsils, so a sector can fall partly in one tehsil and partly in another, each with its own list. Sector 28, for example, is listed at ₹1,35,000 per sq yd in Tehsil Gurugram and ₹1,16,610 in Wazirabad. Use the tehsil where your property is registered.

    Which Gurgaon sectors had the biggest circle-rate increase in 2026-27?+

    On the residential-plot lists, the steepest rises were about 75% (Sector 60 (Ullawas); Sector 71, 72A, 73, 74, 75, 75A), followed by about 60% (Sector 42; Sector 53; Sector 54; Sector 15). Percentages are our arithmetic on the 2025-26 and 2026-27 columns of the district's lists.

    How much stamp duty will I pay on a flat in Gurgaon?+

    Stamp duty is charged on the higher of the deal price and the collector-rate value. In urban Gurugram it is reported at 7% for men, 5% for women and 6% for joint (man and woman) buyers for 2026, plus a registration fee capped at ₹50,000. For example, a 2,000 sq ft flat in a sector band listed at ₹6,950 per sq ft has a collector value of ₹1.39 crore, so the minimum duty for a male buyer is about ₹9.73 lakh.     How is the collector rate used?+

    Stamp duty in Haryana is charged on the higher of the price in the sale deed or the collector-rate value of the property. The collector rate is therefore the floor value for registration, not a market price.
