What defines a villa

More than square footage.

Private outdoor space

A garden, terrace or courtyard that is yours alone — the single biggest difference from apartment living.

Volume and light

Double-height living, generous glazing and orientation that brings daylight to every level.

Room to live

Space for a study, media room or staff quarters — planned around how a family actually lives.

Low density

Fewer homes per acre, quieter streets and a clubhouse shared by a smaller community.

Gated privacy

Controlled access and perimeter security across a self-contained estate.

Craft in the details

Natural stone, considered joinery and fittings chosen to last — what separates a house from a home.

Ultra-luxury residences

The finest apartments and penthouses.

Before you buy

Four questions worth asking of any villa.

  • Who owns the land?

Villas usually come with an undivided or plotted land share. Check the title, the khata or equivalent, and exactly what you are registering.

  • Is it RERA-registered?

Villa and plotted projects must be registered too. Verify the number on the state portal before paying.

  • What does maintenance cost?

Lower density often means higher per-home upkeep. Ask for the estimated monthly charge and what it covers.

  • When will the infrastructure arrive?

Many villa estates sit on the city's edge. Separate the roads and metro that are funded from those that are only proposed.
