Buy in North Bangalore if you work at Manyata, Hebbal or near the airport: Knight Frank named it the city's fastest-growing corridor in H1 2026, and its Blue Line metro is due in 2027–28.

Water, traffic and upcoming infrastructure
Water is the East's sharper question. Deccan Herald has called Sarjapur the worst-hit area in the city's water stress, with many gated communities on tankers, and OpenCity's 2025 tanker survey also names parts of Whitefield and Bellandur. In the North, ask the same question of every project beyond Hebbal; the answer varies by layout.
Traffic is the North's. Deccan Herald reported that a 3 km stretch from Hebbal to Windsor Manor can take 70 minutes. If you will drive into the city every day, test the Hebbal flyover at peak hour before you buy.
On infrastructure, Knight Frank points to the KIADB Aerospace Park near Devanahalli, where Collins Aerospace commissioned a 26-acre facility capable of accommodating over 2,200 employees, and ANAROCK to a planned GCC-focused IT park in the Devanahalli ITIR and Brigade's 75-acre WTC-led township. The East's pipeline is denser office growth around Whitefield and the ORR.
