Getting around: roads today, metro under way

Medavakkam is road-led today, about 8 km from Sholinganallur on OMR and 12 km from Guindy. The Red Line (Corridor 5) runs through it, with Medavakkam I and Medavakkam II among its southern stations, shown for December 2027 on Wikipedia; CMRL has not announced a date for the southern section. A separate Tambaram–Velachery–Guindy line is only at the proposal stage, and a CMRL official said in December 2025 that it is years away (Swarajya). Flood basin and the wetland freeze

Medavakkam lies in the Pallikaranai marsh basin and was among the localities severely inundated in 2015 (Citizen Matters, June 2026). The NGT's September 2025 freeze on approvals within 1 km of the Ramsar site lists villages around the marsh; Citizen Matters' list does not name Medavakkam, but sources conflict, so ask for a survey-number check on any plot or new launch.   • TNRERA number and registered completion date on rera.tn.gov.in.
  • CMDA approval date for the building plan, and the patta and FMB sketch for the survey number.
  • Water source: municipal supply needs borewell back-up in peak summer in parts of the area (Aurum Pulse, undated); ask what the building relies on.
  • Stamp duty is charged on the higher of the guideline value and the agreement value: Chennai
