Siddapura is a Whitefield-side locality, PIN 560087, with Siddapura Main Road as its backbone. Neighbours listed on NoBroker's locality page include Varthur, Balagere, Whitefield Main Road, Brookefield and Borewell Road. It is the kind of place that appears in a broker's list as inside Whitefield but sells for noticeably different prices from the tech-park core.
This guide is shorter than others in the series for a reason: the published data about Siddapura is limited, and we prefer to say so than pad it. What follows is what is known, and a method for filling in the rest.
What is on the market
Square Yards' Siddapura page (October 2026) shows an average asking price of about ₹14,400 per sq ft, with no change recorded. It splits the market sharply: ready-to-move stock at about ₹8,150 per sq ft (down 0.1%) and a new launch at about ₹14,000 (up about 14.8%). Only three ready-to-move projects and one new launch are in the dataset. The named projects are Sumadhura Edition at about ₹14,000, Saranya Sapphire near ₹8,300, Samaikya Shubham near ₹8,200 and Krishnappa Apartment near ₹8,000.
With just four projects, the ₹14,400 average mostly reflects a single new launch. A buyer should read this as two markets: older low-rise flats from local builders around ₹8,000 to ₹8,300, and a branded new-launch at a premium of roughly 70%. Note also that the page cites June 2026 in its FAQ while labelling the data as October 2026. It carries no rent or yield data, so we do not quote any.
Connectivity: what we can and cannot say
The area lies within Whitefield's wider catchment. Purple Line stations from Hoodi through Kundalahalli to Whitefield (Kadugodi) opened on 26 March 2023 (Wikipedia), and Whitefield-side roads include Whitefield Main Road, Varthur Road and the ORR. We did not find a verified walking distance from Siddapura Main Road to any specific station, so we do not state one. Test it yourself: time the walk or ride from the building's gate to the nearest station at peak hour.
NoBroker's locality page describes buses and the metro as available, but also traffic congestion during office hours. That is consistent with other Whitefield pockets.
Schools and hospitals
Siddapura relies on the wider Whitefield and Varthur institutions. Source pages for the area name Manipal Hospital Whitefield, Aster Whitefield Hospital and Brookefield Hospital, and international and IB schools in the Whitefield belt, including Gopalan International School, Indus International School, Whitefield Global School and Deens Academy. These come from Whitefield-wide guides, not Siddapura-specific ones, so verify each distance and admission policy yourself before treating them as 'nearby'.
Risks and how to manage them
- Thin data: with four listed projects, no averages are reliable. Ask for registered sale values of three comparable flats within the same road.
- New-launch premium: a 70% premium over nearby ready stock needs a clear justification, such as superior specifications, amenities and a delivery record. Ask for the developer's RERA registration, approvals, and previous completed projects.
- Local-builder buildings: older ready flats from smaller builders vary in quality. Insist on a structural-engineer's inspection and a complete title and khata check; as of 1 July 2025, e-khata is mandatory for BBMP properties and is the digital form of A-khata.
- Flooding and drainage: heavy rain has repeatedly hit Whitefield, Mahadevapura and Varthur wards, with basements flooded near Varthur Road, per The News Minute. Ask about your building's basement and plinth levels.
- Water: east Bengaluru buildings often depend partly on tankers and borewells. Ask for water bills for the last twelve months.
Who it suits
Buyers who want a Whitefield address but do not need to be beside ITPL, and who are prepared to do their own due diligence. If you are considering the new-launch segment, treat it like any new-launch purchase and focus on delivery risk and price per sq ft of carpet area. It is not a natural fit for investors who need documented rental yield data.
Our verdict
Siddapura is an affordable-looking corner of Whitefield whose real price depends on whether you buy older ready stock or a premium new launch. We would favour a verified ready flat near ₹8,000 per sq ft with clean papers over paying a launch premium for a location that does not obviously justify it. Collect your own comparables.
