Updated 21 October 2026. We pulled each project's registration from the Karnataka RERA records that day and reused facts we checked for our 20 October project reviews, linked below. Pages ranking for these searches today repeat generic text across localities with 'price on demand' and no dates or RERA numbers. This list is split by micro-market, dated, and shows prices only where the developer published them.

Whitefield and Varthur: what is new

Whitefield itself has few large new registrations this year because land in the core is scarce; most new supply sits along Varthur Road, Budigere Road and the Hoskote stretch of Old Madras Road. The Purple Line has run to Whitefield (Kadugodi) since 26 March 2023 (Deccan Herald, 25 March 2023), but none of the Budigere or Hoskote projects below has a metro station nearby today.

Is Hoskote good for buying a new launch flat?

Hoskote now carries most of East Bengaluru's large registrations: the six above alone add several thousand homes with completion dates from 2030 to 2033 (Karnataka RERA). That means wide choice and long waits. The metro does not reach Hoskote yet; the KR Puram–Hoskote extension and its stations are covered at KR Puram to Hoskote Metro 2026: 11 Stations, Route, Status. Buy here if you work on the Whitefield–Old Madras Road side and can wait; compare carefully if you need a home before 2030. Which builders are launching in East Bangalore in 2026?

  • Prestige: Evergreen @ Prestige Raintree Park (Whitefield–Varthur).
  • Sobha: One Residences at Sobha One World (Hoskote). Our listing for Sobha Liora in Whitefield is marked pre-launch, and we did not find it on the Karnataka RERA list under that name on 21 October 2026, so it is news only.
  • Brigade: Brigade Belvedere (Budigere). Separately, Brigade bought a 20.19-acre parcel in the Whitefield–Hoskote corridor for ₹588.33 crore through its subsidiary Ananthay Properties, for a mixed-use project with a planned GDV of ₹5,200 crore over about 4.2 million sq ft; no launch schedule has been released (Angel One, 22 July 2025). Treat any 'Brigade Whitefield new launch' offer on that land as pre-RERA.
  • Godrej Properties: Godrej Florenne and Godrej Parkshire (Hoskote).
  • Others: Sattva, Assetz, Sumadhura and Sowparnika. Prestige Lakeside Regent on Hoskote Main Road was announced but not RERA-registered as of 20 October 2026 (RealtyPromoo, 20 October 2026).

What does a new 3 BHK in East Bangalore cost?

Developer-published figures are scarce. Prestige's Evergreen page showed ₹1.80 crore* and Assetz's Hoskote page ₹1.73 crore+ for Codename Sublime, both seen on 20 October 2026, neither stating the unit or area basis. Sobha publishes no price for One Residences. For other projects in this list we did not find a developer-published price, and we do not use portal figures.

Carpet areas help you compare. From the RERA records (our averages): Godrej Parkshire's 3 BHKs average about 1,000 sq ft carpet; Assetz Naru & Nami's 3 BHKs run about 1,074–1,195 sq ft; Sumadhura Belfort's '3 BHK Grand' averages about 1,090 sq ft. Across Bengaluru, Anarock data for July–September 2026 show prices up about 8% year on year, with launches (about 17,720) ahead of sales (about 16,670) (Realty Mandi, 15 October 2026).

Is pre-launch in Whitefield safe? Five checks

  • Ask for the RERA number before paying anything, and search it on rera.karnataka.gov.in.
  • Match the promoter name, village and survey numbers on the record to your booking form; marketing names often differ from registered names (Codename Sublime is registered as Assetz Naru & Nami).
  • Check that your tower is inside the registered phase.
  • Get the carpet area and completion date in the agreement.
