Kundalahalli is an eastern Bengaluru suburb (PIN 560037) beside Brookefield, Marathahalli, Tigalarapalya and Thubarahalli, with Kundalahalli Lake and the Prestige Technostar building as landmarks (Wikipedia). Its junction is described as a gateway to the tech corridor for commuters between the city and Whitefield, and it is often cited because of the tech offices around it.

That position has two sides. It gives you a Purple Line station and a short hop to offices on the ORR and ITPL, and it also gives you one of the more difficult junctions in the east.

Metro and roads

Kundalahalli is a Purple Line station. Wikipedia's Purple Line article lists it between Seetharampalya and Nallurhalli, in the section from KR Puram to Whitefield that opened on 26 March 2023, with the Baiyappanahalli to KR Puram connector following on 9 October 2023. That makes Kundalahalli one of the few localities in this series with a metro that already works.

The roads are less reassuring. Wikipedia describes a six-lane railway overbridge near Marathahalli Junction linking to HAL Airport Road, and notes a signal-free corridor project begun in 2012 that was still incomplete 12 years later. It also records that the Kundalahalli underpass, built at a cost of about ₹19.45 crore, collapsed after three months, in October 2022. Whether the junction works smoothly by the time you buy is something to test personally at peak hours.

Prices and rents

Square Yards (September 2026 data, published October 2026) shows an average asking price of about ₹9,950 per sq ft, up about 7.2% year on year. Ready-to-move apartments, across 46 projects, average about ₹9,400 (up about 8.9%). The portal's top-listed projects are RJ Brooke Square near ₹14,500, Gopalan Habitat Splendour near ₹13,950, Citadil Kushal Campines near ₹10,450 and Akshaya Temple Tree near ₹10,400.

Neighbours help calibrate. In the same dataset the Outer Ring Road stretch is near ₹19,000, Marathahalli ORR near ₹18,650, Brookefield near ₹16,850, Hoodi near ₹16,000 and Thubarahalli near ₹8,800. In other words, Kundalahalli's average sits well below the ORR and Brookefield premium and above the cheapest east pockets. The rental data on the page is regional rather than Kundalahalli-specific: it cites about ₹50 per sq ft for surrounding pockets and ₹100 per sq ft for Marathahalli ORR, so we do not quote a locality rent or yield.

The Square Yards snapshot shows price rise of roughly 7% over a year, which is notably calmer than some other localities in this series. For a station-adjacent locality that is what you would expect from a market that already has its metro.

Schools and hospitals

We could not find a reliable, Kundalahalli-specific list that we are comfortable naming. The locality's neighbours Brookefield and Whitefield have well-known schools and hospitals (our Brookefield and Whitefield guides discuss them), so most families here use those. Verify distances for your own commute, including the school run across the Marathahalli junction.

Risks to check

  • Junction congestion: the Kundalahalli gate area has a reputation for slow peak-hour traffic and unfinished signal-free works. Plan your commute with metro as a backup.
  • Lake edge: Kundalahalli Lake adjoins the area. Check lake-buffer compliance and flooding history of your lane; East Bengaluru's low-lying lanes near lakes and storm drains have been affected in heavy rain, as The News Minute and Deccan Herald have reported for Mahadevapura-zone areas.
  • Mixed building ages: ready flats at about ₹9,400 per sq ft may include older buildings that need renovation; inspect each one.
  • Rental assumptions: given the lack of locality-specific rent data, collect three live rental listings in your building before using any yield estimate.
  • Noise: flats on the ORR-facing side or near the railway line face constant road and rail noise.

Who it suits

Professionals working at Brookefield, Marathahalli ORR, ITPL or Whitefield who want a station within reach and a mid-range price; buyers who prefer a ready flat they can inspect, rather than an under-construction one; and tenants. It is a weaker fit for buyers wanting a gated township with extensive amenities.

Our verdict

Kundalahalli is a pragmatic east Bengaluru choice, valued for its existing metro rather than for a promised one. Its main drawbacks are the junction and building age. Choose a building within walking distance of the station, test the morning commute, and compare with Brookefield and Thubarahalli before committing.
