Talaghattapura (also written Thalaghattapura) is the last populated stop before the Green Line ends at Silk Institute, on the Kanakapura Road corridor of south Bengaluru. Its pitch is simple: a metro station within walking distance of new apartments, at prices that have historically been lower than Jayanagar or JP Nagar. Its difficulty is equally simple: it is at the far end of the line, a long way from the central business district, and the data portals publish very different price numbers for it.
This guide separates what is documented from what is marketing, and ends with a checklist that fits the locality's actual risks rather than a generic one.
Location and metro access
The Green Line's southern extension, from Yelachenahalli to Silk Institute, opened on 15 January 2021 with five stations: Konanakunte Cross, Doddakallasandra, Vajarahalli, Thalaghattapura and Silk Institute (per Wikipedia's Green Line article). Thalaghattapura is therefore the second-last station, and the whole 32-station line is now open from Madavara to Silk Institute.
One launch brochure we read lists Thalaghattapura station as 100 metres from its site and NICE Road about 2 km away (Housiey's page for Purva Vajarahalli). Treat developer-supplied distances as a starting point and measure the walking route yourself, including the road crossing on Kanakapura Road.
Prices: why the numbers disagree
PropertyPistol's locality page shows an average of about ₹5,280 per sq ft for Talaghattapura. Square Yards, in a search result we read, shows roughly ₹9,200 per sq ft for the same locality. The same PropertyPistol page lists neighbouring averages of ₹5,270 for Uttarahalli, ₹5,290 for Thurahalli and ₹6,700 for Konanakunte, against ₹9,690 for Anjanapura.
A gap of this size usually comes from what each portal counts: older low-rise stock and plots pull an average down, a handful of branded launches pull it up. Project-level figures on PropertyPistol illustrate the spread, with indicative asking starting prices of ₹95.9 lakh (Krishna Residency, 2 and 3 BHK, 751-1,141 sq ft carpet), ₹1.35 crore (Jhanavi Trishul Alaska, 3 BHK, 975 sq ft carpet) and ₹1.53 crore (Vanshikas Natures Harmony, 3 and 4 BHK, 1,460-2,088 sq ft built-up).
The practical lesson: do not anchor on a locality average. Ask each project for an all-inclusive price sheet and divide by carpet area.
Projects worth knowing

- Prestige Primrose Hills: listed on Property Point as off Kanakapura Road (Talaghattapura), ready to move, with 1 and 2 BHK homes at ₹73 lakh to ₹1.5 crore. A completed project lets you inspect the building, the common areas and the resale history before paying.
- Purva Vajarahalli (Puravankara): 3 and 3.5 BHK homes of 1,950-2,250 sq ft built-up on 3.6 acres, priced ₹2.90-3.37 crore all-inclusive with December 2030 possession, and roughly 1% built as of May 2026, per Housiey. A different source we saw describes the towers as 33 storeys; Housiey says 2 basements plus ground plus 39 floors. Confirm the tower height on the K-RERA filing.
- Krishna Residency, Jhanavi Trishul Alaska and Vanshikas Natures Harmony: smaller local launches listed on PropertyPistol with K-RERA numbers on the page. We have not independently verified delivery records for these developers.
Schools, hospitals and daily life
We could not find a reliable named list of schools and hospitals for Talaghattapura itself in the sources we read, and we would rather say so than guess. The same PropertyPistol page carries no social-infrastructure data. The launch page above mentions a DMart about 850 m from the Purva site, which hints at everyday retail but is not a substitute for a hospital check.
Before shortlisting, map the nearest 24-hour hospital and the school you would actually use, and drive both at the hours you would. For specialist care, many buyers here lean on Bannerghatta Road and Jayanagar, a different corridor reached via Kanakapura Road or NICE Road.
Advantages
- A Green Line station in an area where new apartment supply is still priced below the established south Bengaluru neighbourhoods on the same line.
- Access to NICE Road for orbital travel, plus Kanakapura Road for the city.
- A mix of ready-to-move and under-construction stock, which suits buyers with different timelines.
Risks and trade-offs
- Distance. The ride to Majestic or Jayanagar on the Green Line is long and the line serves a large dependent catchment; check peak-hour crowding on a weekday morning before you commit.
- Price opacity. The portal spread above is wide enough that a quote can look cheap or expensive depending on the benchmark.
- Launch risk. A project that is 1% built with a 2030 possession date is a five-year commitment; K-RERA registration, escrow and a track record matter more than the brochure.
- Legal basics. Insist on an e-khata and an A-khata for the project's land, and read the sale agreement against the K-RERA registration before paying any token beyond the statutory limit.
Who it suits, and our view
Talaghattapura suits buyers who work or study along Kanakapura Road or the Green Line, want a metro walk, and can live with a thinner local ecosystem than Jayanagar or JP Nagar. It is a weaker fit if you work in the eastern tech corridor, where the commute across the city is the dominant cost.
Our view: reasonable for an end-user who prefers a ready or near-ready home, and cautious for a pure investor, because the portal data does not give a clean picture of resale values or rents. We did not find a rent source we trust for the locality and have not quoted one.
