Singasandra is a Hosur Road suburb near Electronic City. Wikipedia's entry for the locality is a single sentence, which tells you something about how recently it entered the mainstream buyer's map. Its profile changed with the Yellow Line: Singasandra is an elevated station between Kudlu Gate and Hosa Road, with three entry and exit points, and opened with the rest of the line on 10 August 2025.

Magicbricks shows an average asking rate of about ₹11,053 per sq ft for multistorey apartments in Singasandra for Jul-Sep 2026, up 3% on the previous quarter, within a range of about ₹8,281 to ₹13,825. Plots average about ₹112,525 per sq yard, up 16% on the quarter. Plot averages from a thin sample are volatile, so we treat that figure as unreliable rather than as a trend.
A separate Magicbricks page for the AECS Layout neighbourhood in Singasandra shows a similar average of about ₹11,485 per sq ft (up 5%, range about ₹8,633 to ₹14,338), so the two pages broadly agree.

Connectivity
North of Singasandra the Yellow Line runs through Kudlu Gate, Hongasandra and Bommanahalli to Central Silk Board and on to BTM Layout, Jayadeva Hospital, Ragigudda and RV Road. South it runs through Hosa Road to Electronic City, Hebbagodi and Bommasandra. Silk Board's Blue Line interchange and Jayadeva Hospital's Pink Line interchange are planned (per Wikipedia), which would extend the reach towards the airport side and north Bengaluru, but those lines should be checked for their current status before they inform a purchase.
By road the corridor is Hosur Road, with the Electronic City Elevated Expressway overhead for Silk Board to Electronic City travel.
Pros
- Metro access in the middle of the Yellow Line, with the Electronic City employer base to the south.

Cons and risks
- Price premium: the asking-rate gap to Electronic City is large. Confirm what the premium buys in specification, not just in location.
- Long possession dates: a December 2029 handover is more than three years away. Prices will move in either direction by then.
- Monsoon drainage: parts of the Hosur Road belt have a history of waterlogging. Ask the developer for the site's contour and storm-drain arrangements, and check the nearest lake and rajakaluve (storm-water drain) on the BBMP map.
- Station access: DH's August 2025 audit noted that several Yellow Line stations had weak footpaths and some lacked skywalks. Singasandra was not on the list of stations without skywalks, but walk it anyway.
Who it suits and our verdict
Singasandra suits households who want a newer branded apartment with metro access and are comfortable with a handover in 2027 or later. It is less suited to buyers with a tight possession deadline or a budget below roughly ₹2 crore for a 3 BHK in the listed projects.
Our view: reasonable for end-users with a long horizon, with the usual conditions. Compare the all-in cost per sq ft against ready flats in Hosa Road and Electronic City, and treat the metro as a commute improvement rather than a price guarantee.
