For these, register interest and wait for the K-RERA number before paying anything.

How to check a pre-launch project on K-RERA

Section 3(1) of the RERA Act says no promoter shall advertise, market, book, sell or offer for sale any apartment or plot without first registering the project with the state authority. In practice, no booking money, including an expression-of-interest cheque, should change hands before the project has a registration number. Section 13 adds that a promoter cannot take more than 10% of the price as an advance or application fee without a registered agreement for sale.

  • Search the project or promoter on rera.karnataka.gov.in.
  • Compare the promoter name, survey numbers, number of towers and units, and the registered completion date with the brochure.
  • Read the uploaded approvals and the quarterly progress updates.
  • Pay the booking amount by bank transfer to the project's account named in the agreement.
