Hagadur (also written Hagaduru) is part of the Whitefield-Varthur belt. A Citizen Matters piece on the neighbouring Ramagondanahalli area places Ward 84, Hagduru, under the Mahadevapura constituency. For buyers it is a lower-priced alternative to Brookefield and Whitefield proper, with Varthur and Belathur as its cost comparables.
The case for it is price and proximity. The case against it is that Hagadur has been named in reports of heavy rainfall and flooding along Varthur-side roads. A fair guide has to hold both ideas together.
Prices: what the data shows
Square Yards (October 2026) shows an average asking price of about ₹8,650 per sq ft with no recorded change, and ready-to-move stock at about ₹8,150, down about 7.7%, across two projects. The named projects are BSR Zest at about ₹8,250 (down 7.5%) and Springseas Crosswinds at about ₹8,000 (down 7.9%). Two ready projects is a very small sample, so these are not a trend; they are a snapshot of two buildings.
Comparables on the same page: Brookefield about ₹16,850, Whitefield about ₹14,500 (down 0.7%), Varthur about ₹13,650 and Belathur about ₹7,400 (down 16.3%). Hagadur is therefore priced at roughly 60% of Whitefield's average and about half of Brookefield's. The page quotes rents only at the micro-market level (about ₹50 per sq ft nearby and about ₹100 per sq ft for Marathahalli ORR), so we do not give a Hagadur rent or yield.
Connectivity
Hagadur lies within the Whitefield-Varthur road network. The Purple Line stations between Hoodi and Whitefield (Kadugodi) opened on 26 March 2023 (Wikipedia), but we could not verify a station distance for Hagadur, so measure from your building's gate. Whitefield Main Road, Varthur Road and the ORR are the road options named in neighbourhood guides for adjoining areas.
A bus or auto link to the nearest station is therefore the key variable. If your commute does not involve the Purple Line, test the drive to your office at the actual time you would leave.
Schools and hospitals
Nearby guides for Whitefield and Varthur name Manipal Hospital (including its Varthur site), Aster Whitefield and Brookefield hospitals, and schools such as Gopalan International School, Indus International School, Whitefield Global School and Deens Academy. These are wider-area lists rather than Hagadur-specific ones, so treat them as options to be distance-checked.
The drainage question
The News Minute reported in an undated search-result summary that Whitefield, Mahadevapura and Varthur were among the areas worst hit in a heavy downpour, with basements flooded near Varthur Road and Hagadur recording 142 mm of rain in one event against 104 mm in Varthur. The same coverage described stormwater drains that had been narrowed from about 60 feet to about 15 feet by encroachment. We have not independently dated these, so check the article for the date and read it in context.
The practical reading: in this part of east Bengaluru, a building's elevation relative to the road and the nearest rajakaluve matters more than its brochure. Ask the resident association about the last three monsoons, check if the stilt or basement parking has flooded, and walk the lane after a heavy shower if you can.
Other risks
- Thin, falling data: both listed ready projects show price falls of around 8% in the portal's comparison; this may be noise but should not be ignored.
- Roads: access lanes in the Varthur-Hagadur stretch can be narrow and potholed in monsoon.
- Water: ask for tanker and borewell dependence in writing; many east Bengaluru buildings rely on both.
- Khata and title: confirm A-khata/e-khata. As of 1 July 2025 e-khata is mandatory for BBMP properties (ETV Bharat), and B-khata flats are harder to finance or resell.
- Metro: do not assume the station is walkable; test the actual route.
Who Hagadur suits
Budget-conscious end-users who want to be on the Whitefield side of the city, can verify that their building is on higher ground, and are comfortable with a longer or less predictable commute. Investors should demand rent data from live listings in the building, since none is available at locality level.
Our verdict
Hagadur offers a lower entry price into the Whitefield belt, but you are paying less partly because the area carries more drainage and road risk. If you pursue it, make the building's flood history and road access the first two checks, not the last. Compare with Belathur, which is cheaper still but has a station-walk advantage.
