Sobha Liora is a pre-launch project in Whitefield, which means many of its facts are not yet fixed. We treat it carefully: where public sources disagree, we say so, and we do not guess prices or progress.
For context, Anarock's Q2 2026 Bengaluru report shows 21,700 launches (down 11% quarter-on-quarter), 15,300 units sold (down 7%) and 79,200 units of available inventory (up 9%), with a citywide average quoted base price of about ₹9,450 per sq ft. A market with rising unsold stock gives buyers some room to negotiate and to ask hard questions on timelines.

Location assessment
Housiey lists ITPL Main Road at about 2.7 km, Nexus Whitefield at 3.1 km and Park Square Mall at 4.3 km. These are listing figures, not measured by us. Whitefield's practical strengths are its IT employment base, malls and an operating Purple Line metro, with an extension to Belathur Colony under construction (per Housing.com).
Anarock's Q2 2026 report puts Whitefield's average quoted rate at about ₹10,850 per sq ft with a 2% quarterly rise, and quoted rents of ₹30,000 to ₹46,000 per month. The micro-market is mature and liquid, though congested.
Price check
Using Housiey's figures and sizes, a 3 BHK of 1,770 sq ft at ₹3.18 crore works out to about ₹17,900 per sq ft, and a 2,124 sq ft 3 BHK at ₹3.82 crore to about ₹18,000 per sq ft (our arithmetic). That would be roughly 65% above Anarock's Whitefield average of ₹10,850. Sobha's company-wide average realisation in Q1 FY27 was about ₹15,655 per sq ft (per Sahi), so a premium over the local average is in character, but these Housiey numbers are unconfirmed and could change at launch.
Developer track record
Sobha completed 677 homes (1.08 million sq ft) in Q1 FY27 and 1,391 homes in the first half (per the company's press release and Sahi). Reported delays, RERA complaints or court matters specific to Liora: none found in our search. As a pre-launch project it has no delivery history of its own.
Design and amenities (listing claims)
Listings mention a clubhouse, swimming pool, children's pool, community hall, badminton court and branded fittings. Specifications and the full amenity list will be binding only once published in the RERA filing.

- Sobha's brand and delivery pace on large-format homes.
- Whitefield is a deep rental and resale market.
- Pre-launch entry could mean first choice of floors and tower.
- Potentially low-density boutique scale (if the 2.5-acre figure holds).

Who it suits, and who should skip
Suits: well-funded Whitefield professionals who prefer Sobha and can wait until the RERA registration to commit.
Should skip: anyone asked to pay a booking amount before RERA registration, and buyers who need possession before 2030.
Verdict
Sobha Liora is worth watching, not yet worth paying for. Register your interest, wait for the RERA number and a written price sheet, and then judge it against Whitefield's other premium options on a per-sq-ft basis.
