Panathur is a residential address built around one idea: be close to the Outer Ring Road's employment belt without living on the ORR itself. Sobha's locality guide for the Embassy TechVillage area places Panathur about 2 km from the campus, and describes a neighbourhood that links to Marathahalli, Whitefield and Sarjapur Road. That is the entire appeal, and it is also why the area can feel congested at the edges.

Where Panathur sits and how you get around
Panathur lies in East Bengaluru close to the Outer Ring Road tech corridor. Sobha's guide names Prestige Tech Park, Cessna Business Park and Embassy TechVillage among the nearby employers, and Sobha's Panathur page describes the area as connected to Marathahalli, Whitefield and Sarjapur Road. Native Planet reported on 24 August 2026 that 8-10 lakh employees travel daily across more than 500 firms on the ORR, which tells you both why demand exists and why the corridor is crowded at peak hours.
There is no metro station inside Panathur. The nearest planned Blue Line stops are on the ORR itself. Per the Wikipedia station list, Phase 2A runs Central Silk Board, HSR Layout, Agara, Ibbaluru, Prestige Bellandur, Embassy TechVillage Kadubeesanahalli, Kodibeesanahalli, Marathahalli, ISRO, Doddanekundi, Bagmane Developers - DRDO Sports Complex, Saraswathi Nagara and Krishnarajapura. For a Panathur resident, Kadubeesanahalli and Marathahalli are the practical stations, reached by a short road or auto link rather than a walk.
Blue Line status: read the dates carefully
Do not buy on the assumption that the ORR metro opens this year. Swarajya reported on 16 August 2026 that a BMRCL official said commercial operation within 2026 was not feasible and the target would move to 2027, citing incomplete civil and systems works at Marathahalli and Central Silk Board and a missing link to the Byappanahalli depot. Native Planet (24 August 2026) lists Hebbal-Airport for September 2027, KR Puram-Hebbal for early 2028 and the full Silk Board-Airport line for March 2028, with trial runs on the ORR section from October 2026.
Reports differ even within 2026: Construction World (26 June 2026) carried other segment dates. Treat any single date as indicative. The sensible approach is to value a Panathur flat as if the metro helps, rather than as if it is already there.
Prices: what the published data says
Price data for a small locality is noisy, so we show several sources side by side. All are indicative asking or listing-derived figures, not registered transaction prices.
- HomeBazaar's locality table (22 May 2026) puts Panathur at about ₹15,400 per sq ft.
- Sobha's Panathur page cites an average of ₹14,800 per sq ft in 2026 and about 171% growth over five years. This is a developer's marketing page, so read it as context, not an audit.
- Sobha's Embassy TechVillage locality guide quotes ₹12,897 per sq ft for purchase and an average monthly rent of about ₹26,000 for Panathur.
- Square Yards project pages show older, resale-oriented buildings far lower: for example LN Residency was shown moving from ₹10,200 to ₹10,700 per sq ft in Q2 2026 (a 4.9% rise).

Schools, hospitals and daily needs
Sobha's guide lists Orchids International School, New Horizon Gurukul and Insight Academy near Panathur, with Sakra World Hospital and Manipal Hospital among the medical options, and Brookefield Mall, DMart, Decathlon and Croma for shopping. These are not all walkable; most are a 10-20 minute drive depending on the hour.
Rent and yield: be conservative
Sobha's guide quotes an average rent of about ₹26,000 a month for Panathur. Against a typical 3 BHK in a new project listed above ₹2 crore, that works out to roughly ₹3.1 lakh a year, or about 1.6% gross on a ₹2 crore home. That is typical of premium Bengaluru housing, where returns come mainly from price movement rather than rent. Buy for end-use, and treat rent as a partial offset to your EMI.
Pros
- Short distance to the ORR employers named above, without ORR frontage noise.
- A deep bench of branded, RERA-registered launches to compare.
- Blue Line stations at Kadubeesanahalli and Marathahalli will add rail access once the line opens.
Cons and risks
- Metro is not live and dates keep moving (see above).
- Peak-hour traffic: a Deccan Herald report on a traffic police plan for the ORR named Silk Board, Iblur, Marathahalli, Bellandur and Ecospace junctions among the chokepoints.
- Flood and drain exposure: after the September 2022 rains, Citizen Matters reported Mahadevapura zone had the most stormwater-drain encroachment cases in the city. Ask any seller where the nearest rajakaluve runs and whether the project's own drains connect to it.
- Water: the OpenCity 2025 survey found Cauvery Stage V had reached parts of Bellandur and Whitefield, but gaps remain around the Sarjapur Road corridors and Varthur. Ask the developer for the BWSSB connection status and the borewell and STP arrangements.
- Concentration: many projects from one developer in a small area can mean heavy construction traffic for years.
Due diligence checklist for Panathur
- Confirm the khata type and that the title chain is clear; the Karnataka government's B-khata regularisation window covers properties registered on or before 30 September 2024, so older B-khata flats are a legal grey zone until converted.
- Verify the RERA registration and read the latest quarterly update on the Karnataka RERA site, not the brochure.
- Ask for the approved plan, the commencement certificate, and the water and power sanction letters.
- Visit on a weekday at 6 pm and on a Sunday to see both traffic and noise.
How to compare Panathur launches
- Ask each developer for the carpet-to-super-built-up ratio, since Panathur launches are priced on super built-up area and two 1,600 sq ft homes can differ in usable space.
- Compare the possession date, the RERA-declared completion date and the construction-linked payment schedule; Sobha's listed possession dates here run from March 2028 to December 2031.
- Check how many towers are being built at once and the planned access road, because a single narrow approach road serving several large projects is the likeliest source of future congestion.
- Ask about the parking ratio and the visitor and EV charging provision, which become scarce in dense ORR-adjacent communities.
Who it suits, and our verdict
Panathur suits professionals working at Embassy TechVillage, Prestige Tech Park or Marathahalli who want a branded gated community and can accept a car-dependent commute until the Blue Line arrives. It is less suited to buyers who need an immediate yield or a metro walk.
Our view: a sound end-use micro-market whose price already reflects its proximity to the ORR. Compare launch prices with resale in older Panathur buildings before committing, negotiate on possession-linked payment plans, and assume the metro helps later rather than now.
