How we source our data.
A short account of where each kind of number on Property Point comes from, how we use it, and its limits.
Builder delivery records
From state RERA registers. A project counts as completed only when an occupancy or completion certificate has been issued, and it counts as on time if that happened by the RERA promised date plus the COVID-19 extension.
A builder needs at least five such completions to be assessed, and we publish only builders whose on-time share clears 75%.
Circle, guidance and guideline values
From the official lists: the Gurugram district administration's collector rate lists, the Karnataka Stamps and Registration department's guidance value gazette, and Tamil Nadu's guideline values. Each figure is transcribed from the signed document and linked to it.
Area prices, growth and yields
From published consultancy and portal data, such as Knight Frank, ANAROCK, Square Yards and Magicbricks, each shown with its publisher and the period it covers. Portal figures are labelled as asking prices, not transaction prices.
Where no reliable figure is published for an area, we show none.
Project prices and details
Prices, sizes, configurations and possession dates on project pages come from developer information and RERA filings and are indicative. Developers revise prices often, so confirm the current price sheet and the RERA registration before you book.
Drive times and places
Drive times and nearby schools, hospitals and shopping come from Ola Maps. Drive times are estimates and vary with traffic and time of day.
Infrastructure and rules
Metro lines, expressways, fees and rule changes are taken from government notices where we can open them, otherwise from named news reports, marked as reported and dated.
What we don't do
- We don't estimate a figure and present it as data.
- We don't publish lists of builders who fall short.
- We don't present a reported date as confirmed.
