How is a new launch different from a RERA registration?

Registration is a filing with TNRERA. A launch is when the developer announces the project or opens sales. A project can be registered for weeks before its launch, and portals often call any recent project a new launch. Ask which it is, and when prices were last set.

Is a new launch in Chennai a good idea?

It depends on when you need the home. All of the registrations above have RERA dates from 2029 onwards, so they suit buyers who can wait. What should you check at a new launch?

  • Find the RERA number on rera.tn.gov.in before you pay, and match the promoter.
  • Read the approvals listed on the register, including the planning permission number.
  • Ask whether the launch price is for the size you want.
  • Ask for a written payment schedule tied to construction stages.
