Updated 30 October 2026. Many guides still point to a menu label that we did not find on the portal's home page today. We opened the official portal and read its menu and urban forms ourselves, so the steps below use what is there now. Tamil labels are the portal's; the English beside them is our translation.

TSLR full form and meaning

TSLR stands for Town Survey Land Register. In Tamil the portal calls it நகர நில அளவைப் பதிவேடு. It does in towns what patta and chitta do in villages: it records the parcel and its holder. Its short definition: What Is Tslr

What does a TSLR extract show?

According to the 1acre guide, which is a private source, a TSLR extract usually carries:

  • Town survey number and sub-division.
  • Ward, block and locality.
  • Land classification, such as house site, government or municipal.
  • Extent of the land.
  • Holder's name and type of holding.

How to download a TSLR extract online: steps

Keep your deed or tax receipt handy, because you need the ward, block and town survey number before you start. Then:

  • 1. Open the official portal: https://eservices.tn.gov.in/eservicesnew/home.html
  • 2. In the menu, choose நகர நில அளவைப் பதிவேடு (Town Survey Land Register). The portal's menu appeared in Tamil when we opened it.
  • 3. Select மாவட்டம் (district). Chennai is in the list.
  • 4. Select வட்டம் (taluk), then நகரம் (town), then வார்டு (ward), then பிளாக் (block).
  • 5. Fill in நகர புல எண் (town survey number) and உட்பிரிவு எண் (sub-division).
  • 6. Complete any check the page shows, then submit. Guides mention a captcha, and the page's code also has mobile number and OTP fields, so keep your phone with you.
  • 7. When the record appears, save it as a PDF or print it.

How do you enter a town survey number with a slash?

The portal gives its own rule. If the number is 24/2, enter 24 as the town survey number and 2 as the sub-division. If the number is just 24, enter 24 and put 0 as the sub-division.

How to download a TSLR sketch or town survey map

Go back to the home page and choose நகர நில அளவை வரைபடம் (Town Survey Map). The form asks for the same details: district, taluk, town, ward, block, town survey number and sub-division. Compare the sketch's boundaries with the schedule in your deed.

Portal tips that save time

  • Do not use your browser's translate option. The portal warns that it can mistranslate names in the land details.
  • Open each form from the home page. A direct link to a form failed in our test with an invalid access message.
  • Use the portal's own address only. Several look-alike patta websites exist that are not government sites.
  • The home page also has an item called ஒருங்கிணைந்த நில ஆவணம் (Integrated Land Document). We did not test it.

TSLR extract not showing: what to do?

  • Check whether the land is really in a town survey area. Near the city edge, the land may be under a village patta, so try the rural patta and chitta option: Patta Chitta Online: Check, Transfer, Fees, TSLR, DTCP & CMDA (Chennai 2026)
  • Your deed may show an old survey number. The portal links to a Rural-Urban Correlation Report, which by its name should help match old and town numbers. We did not test it.
  • If you see no record, the 1acre guide says some older town survey records are not online. It suggests a written request at the survey office.
  • If a name or extent is wrong, do not proceed with a purchase until the mismatch is explained by a lawyer and fixed at the office concerned.

Can you get a TSLR extract offline, and what is the fee?

Yes. The 1acre guide says you can ask at the City Survey Office or the taluk office's urban land records desk, with the town survey number, sub-division and sale deed, and that a certified copy costs about ₹100. We could not confirm that fee from a government page, so check it at the counter. For online viewing, the forms we opened asked for no payment before submission. The portal also has a fee details page, which did not load for us.

Is a downloaded TSLR extract valid for a bank?

The 1acre guide says a valid copy should have a digital signature or QR code, and that banks may refuse an unsigned printout. We did not pull a live record, so we could not confirm how the current output looks. Ask your bank or lawyer which form they accept before you rely on a download.

TSLR vs patta vs chitta: what is the difference?

Our full comparison, including A-register and FMB: Patta Chitta Online: Check, Transfer, Fees, TSLR, DTCP & CMDA (Chennai 2026)

  • TSLR: land in surveyed towns and cities, under a town survey number.
  • Patta and chitta: rural and natham land, under a village survey number.
  • EC: registered dealings on the property, from tnreginet.gov.in. TSLR does not replace it.
  • Sale deed: your title document. A revenue record supports title but does not prove it alone.

Do flat buyers need a TSLR extract?

Yes, for the whole plot the building stands on. You will not usually get a separate record for your flat. Your deed gives you an undivided share of that land. Ask your lawyer to confirm the record for the full town survey number matches the seller's title and that the extent adds up.
