Listing portals show the 2 BHK at about ₹1.45–1.48 Cr for 1,084–1,109 sq ft and the 3 BHK at about ₹1.84 Cr for 1,412 sq ft. The developer has not published a price list, so treat these as indicative. On the smallest home that is about ₹13,376 per sq ft, against a median of ₹8,672 across 14 new projects in Porur on our books.

In our view part of that gap is the format: 15 homes over stilt and five floors means few neighbours and little shared upkeep, which large Porur towers cannot offer. Even so, it is a clear premium. Ask for the all-in cost sheet, with GST, car parking, deposits, stamp duty and registration, before you compare it with anything else.

Who it suits

  • 2 BHK (1,084–1,109 sq ft): a couple or small family who works around Porur, Guindy or the Mount–Poonamallee Road belt and wants a low-density building.
  • 3 BHK (1,412 sq ft): a family that wants a spare room for a study or parents, and values privacy over a large clubhouse.
