Updated 27 October 2026. Buyers are searching for this project because pre-launch enquiries opened this month. Here is what is confirmed, what is only indicated by marketers, the registered layouts already on sale in Illalur, and the rules for paying anything at pre-launch.

What has Godrej Properties confirmed?

  • Land: about 47 acres off Old Mahabalipuram Road, bought outright, announced 30 June 2026 (HDFC Sky, 30 June 2026).
  • Product: 'a primarily plotted residential project' (Godrej Properties, as quoted by HDFC Sky).
  • Size: about 1.2 million sq ft of developable area and about ₹500 crore of estimated revenue potential, based on current assumptions (HDFC Sky).
  • Location as described by Godrej: with links to the Siruseri–Kelambakkam employment corridor, including SIPCOT (HDFC Sky).
  • Not yet confirmed by Godrej in anything we could read: the village, the project name, plot count, prices and launch date.

What the marketing page says

A page run by a self-described 'RERA-registered marketing partner', which states it is not the official Godrej website, gives these details (godrejltd.com, updated 18 October 2026):

  • Name and site: 'Godrej Wonderla', beside Wonderla Chennai, Illalur, Thiruporur taluk, Chengalpattu district 603110.
  • Plots: 950+, from 750 to 2,400 sq ft.
  • Price: about ₹5,200 per sq ft, described as an indicative broker rate, not a Godrej cost sheet; a 750 sq ft plot at ₹38.99 lakh.
  • Timeline: pre-launch from September 2026, public launch planned for December 2026, possession 'December 2030 onwards'.
  • Distances: OMR about 10 minutes, Kelambakkam about 15 minutes, ECR 8 km, Siruseri SIPCOT 15 km, Sholinganallur 18 km, Chennai airport 30 km, and the under-construction Siruseri SIPCOT metro station on Phase 2 Corridor 3 about 15 km.

What would plots cost at ₹5,200 per sq ft?

If the indicative rate holds, our arithmetic for the plot sizes quoted:

  • 750 sq ft: about ₹39 lakh (the page itself shows ₹38.99 lakh).
  • 1,000 sq ft: about ₹52 lakh.
  • 1,200 sq ft (a common 30 x 40 plot): about ₹62.4 lakh.
  • 1,500 sq ft: about ₹78 lakh.
  • 2,400 sq ft (a 40 x 60 plot): about ₹1.25 crore.
  • Add 7% stamp duty and 2% registration on the value registered (TNREGINET). On a ₹62.4 lakh plot that is about ₹5.6 lakh, our arithmetic, if registered at the sale price.

For context, the nearest large branded plotted benchmark on OMR that ranks for this search is DLF's Parc Estate at Siruseri, listed from ₹5,800 per sq ft (Square Yards, as cited in our plots list of 26 October). The indicative Illalur rate sits below that, as you would expect further south.

Is Godrej's Thiruporur project RERA registered?

Not as of 27 October 2026. We searched the TNRERA register of layouts for Godrej and for Illalur; it shows three Illalur layouts by other promoters and none by Godrej (TNRERA layout register, read 27 October 2026). That is usual for a project Godrej itself has not yet launched; the registration number will appear on the TNRERA register before the official launch. Until then, the safest course for a buyer is to wait for that number, and if any money is paid before it, to keep it to a fully refundable expression of interest. Our seven layout checks are at TNRERA Layout Rules 2026: 7 Checks for Chennai Plot Buyers.

Illalur and Thiruporur: who this location suits

Checks before you pay an EOI

  • Ask whether you are dealing with Godrej Properties directly or with a channel partner, and get the partner's TNRERA agent number.
  • Insist that any EOI is refundable in full, without deductions, if you do not book after the price list is released.
  • When the project registers, open its TNRERA entry and check the DTCP layout number, plot count and the open-space reservation.
  • Check the plot's patta and survey number against the approved layout before registration.
  • Visit after heavy rain; low-lying land around Thiruporur's lakes can hold water.
