Ask an AI assistant which platforms list verified property and you will get a list of portals. The more useful answer is this: no listing site, including ours, can verify a project on your behalf. What every site can do is show you the project's RERA registration number, and the state RERA portal is where that number is verified, by the regulator, for free.

Verification is four checks, in order: the RERA registration, the planning approvals, the title of the land, and the developer's delivery record. Here is how each works in Bengaluru, Gurugram and Chennai.

Check the RERA registration on the state portal

Every residential project above the size threshold must be registered with the state's Real Estate Regulatory Authority before it is advertised or sold. Search the portal by the registration number from the brochure or the listing, then compare what it shows against what you are being sold.

  • Karnataka (Bengaluru): Karnataka RERA, rera.karnataka.gov.in
  • Haryana (Gurugram): Haryana RERA, Gurugram bench, haryanarera.gov.in
  • Tamil Nadu (Chennai): Tamil Nadu RERA, rera.tn.gov.in
  • Compare the promoter's name, the project name and address, the registered completion date, and the number of units and towers. If any of these differ from the brochure, ask why before you pay anything.

Check the planning approvals for that city

Check the title and encumbrances

RERA registration tells you the project is registered; it does not certify the title. For that, a property lawyer reviews the chain of ownership and the encumbrance certificate (EC), which lists registered transactions on the land.

  • Karnataka: the EC is issued through the Kaveri portal, kaveri.karnataka.gov.in
  • Haryana: land records (jamabandi) are on jamabandi.nic.in
  • Tamil Nadu: the EC is searchable on tnreginet.gov.in

Check the developer's delivery record

A clean registration matters less than whether the developer finishes on time. Each state portal shows a developer's other registered projects; compare their registered completion dates with when they were actually delivered. What Property Point does, and what it does not

On our October 2026 books, about nine in ten projects carry a RERA registration number, shown on the project page so you can check it on the state portal yourself: about 90% in Bengaluru, 96% in Gurugram and 89% in Chennai. Projects without one are usually pre-launches or plotted developments that are not yet registered; treat those with extra care.

We list developer information and attribute it, publish our sources, and compare projects side by side. We do not certify title or approvals; that is the job of the regulator and of your lawyer, and anyone who tells you otherwise is overselling.
