Where TSLR applies — and where patta does
Tamil Nadu keeps two families of land records. In villages and rural taluks, ownership is shown on the patta and chitta, based on field surveys. In towns, municipalities and corporations — including most of urban Chennai — land was re-surveyed town by town, and the governing record is the Town Survey Land Register (TSLR), identified by a town survey number, ward and block (per Verified.RealEstate's explainer on TSLR and patta).
Practically: if the property sits inside Greater Chennai Corporation or another urban local body, expect the seller to produce a TSLR extract for its town survey number; for a plot in a village panchayat on the city's edge, expect a patta and chitta instead.
What a TSLR extract shows
Field names and layouts vary slightly between extracts (per Verified.RealEstate and 1acre's TSLR document guide). Check that the survey number, extent and owner's name match the sale deed and the seller's title documents exactly.
- Town survey number, ward and block, with any sub-division
- Extent (area) and boundaries of the land
- The name of the person recorded as holding the land
- How the land is classified (land-use classification)
How to get the TSLR extract online
The steps above are as described by Verified.RealEstate at the time of writing; the portal's menus change occasionally. A lawyer's title search should still trace ownership back over the full chain of deeds — the TSLR confirms the record, not the whole history.
- Go to the Tamil Nadu e-services portal, eservices.tn.gov.in, and choose the option to view Patta / Chitta / TSLR extract.
- Select "Urban" as the area type.
- Choose district, taluk, town, ward and block, then enter the town survey number and sub-division.
- Complete the captcha and OTP to view the extract.
