What counts as an upcoming project in Chennai?

We use three plain tests. A registered project has a TNRERA number, which lets a developer advertise and sell it. A launched project has been announced by the company or sold through its sales office. An unconfirmed project is talked about but has neither, and we label it that way. Anything without a RERA number can change, so do not pay a booking amount for it.

Which Chennai projects are not confirmed yet?

Urbanrise "Codename: The Next Big Thing" in Thirumazhisai is the clearest example. Propnewstime reported on 28 July 2026 that it took more than 250 reservations in the first seven days of pre-launch, and that over 1,000 2 and 3 BHK homes are planned. We did not find a TNRERA number or a formal launch date for it in our register data, so treat it as unconfirmed.

How many homes are launching in Chennai now?

How do you check an upcoming project before paying?

  • Search the project on rera.tn.gov.in and match the number with the brochure.
  • Match the promoter name on TNRERA with the company on your receipt.
  • Read the completion date on the register, not only the sales brochure.
  • Ask for the current price in writing, with GST and registration shown separately.
