New gated villas in Chennai under ₹1 crore are close to non-existent in 2026: on our books, only one villa project lists a starting price below it. At ₹1.1–1.5 crore, entry villas open up near Medavakkam, Siruseri and off Kelambakkam–Vandalur Road. Under ₹60 lakh, including on OMR, the realistic route is a villa plot and your own build.
Updated 12 October 2026. Project names and prices are from Property Point listings (developer information, indicative, October 2026). A starting price is the smallest unit, often a 2 BHK villa, so confirm the configuration you want on the developer's current price sheet.
Why are budget villas in Chennai so rare?
A villa carries its own share of land, and land is what costs most in Chennai. A flat spreads one plot across dozens or hundreds of homes; a villa spreads it across far fewer. ANAROCK's Chennai Q2 2026 report quotes an average of ₹7,250 per sq ft for new homes, and its quoted rates for the cheaper markets are still ₹5,480 in Guduvanchery and ₹6,400 in Perumbakkam. At those rates a 1,500 sq ft home is ₹82–96 lakh before any premium for land.
Our listings bear this out. The villa projects on our books mostly work out at roughly ₹6,300 to ₹9,650 per sq ft on their entry units, while Casagrand's apartment projects along Kelambakkam–Vandalur Road list about ₹5,050 to ₹5,150. Developers measure villa and flat areas differently, so treat this as a direction, not an exact premium.

Villas in OMR below 60 lakhs, and under 50 lakhs: what is realistic
A new gated villa on OMR for ₹50–60 lakh does not exist on our books; the lowest OMR-side villa entry is about ₹1.25 crore at Siruseri. What ₹50–60 lakh does buy is land. SOBHA Conserve in Pudupakkam near Kelambakkam lists plots from ₹52 lakh for 731 sq ft: Sobha Conserve Pudupakkam Kelambakkam
On GST Road, Purva Soukhyam in Guduvanchery lists plots from ₹15 lakh, at about ₹2,900 per sq ft: Purva Soukhyam Guduvanchery. Brick & Bolt publishes Chennai build packages from ₹2,355 per sq ft (checked 12 October 2026), so a 1,000 sq ft plot there with a 1,000 sq ft house comes to about ₹53 lakh before registration and approvals. That is the closest honest answer to a villa in Chennai under 50 lakhs: an independent house you build, not a gated villa. There are no villa projects in Guduvanchery on our books. Villa or apartment: the cost difference
- Price per sq ft: higher for villas, as above, because each home carries more land.
- Registration: a new villa is registered like a new flat, on a composite value covering land share and building, at 4%, 5% or 7% by value plus 2% registration (from 1 December 2023). Calculator: Chennai stamp duty calculator
- Land: in a gated villa project, ask whether your deed conveys a demarcated plot or an undivided share of the whole layout. It changes what you own and what you can alter later. UDS explained: Patta for Flats in Chennai and UDS Explained (2026): Joint Patta, Undivided Share, Registration
- Upkeep: you maintain your own roof, walls and garden, on top of the community's maintenance for roads and the clubhouse.
- Resale: fewer comparable sales than flats, so price discovery is slower. Developers' views on land versus flats: Plots or Apartments in Chennai? What G Square, Navin's and TVS Emerald Leaders Say, Read for Buyers
Flood and approval checks for a villa in Chennai
- Flood: low-lying land near lakes and channels is the main risk on the southern and western fringes. Guduvanchery, Perungalathur, Tambaram and Mudichur were among areas inundated in December 2015. Ask the developer for the site's formation level against the road, check the nearest water body on a map, and visit after heavy rain: Flood Prone Areas in Chennai 2026: Area-by-Area Check Before You Buy
- Approval: CMDA inside the Chennai Metropolitan Area, DTCP outside it, for both the layout and the buildings. Confirm the approval covers your specific villa.
- RERA: the number on rera.tn.gov.in, with the promoter, land extent and completion date matching the brochure.
- Land record: patta or TSLR for the survey numbers, in the landowner's or developer's name, and an EC over a long period from tnreginet.gov.in: Patta Chitta Online: Check, Transfer, Fees, TSLR, DTCP & CMDA (Chennai 2026)
- Local body: many villa belts sit in panchayats outside the Greater Chennai Corporation, so ask who supplies water and collects tax.
