Updated 30 October 2026. Most pages on this search quote a percentage with no source. Below we list what the reports say today, the signals that matter for 2027, and our own simple arithmetic, which is labelled as ours.
What is the property price in Chennai now?
There is no single number. Each tracker measures something different, and none is an official government index.
- Transacted weighted average, Q3 2026: ₹7,715 per sq ft, up 5.9% in a year (Knight Frank, via News Today, 6 October 2026).
- Asking prices, Q3 2026 against Q2: up 2.3% (Magicbricks PropIndex, via News18, 16 October 2026).
- Average prices, H1 2026: up 13% in a year (JLL, via Outlook Money).
- New launch prices, Q3 2026: about ₹8,300 per sq ft, up 39% on the quarter but 17% below Q3 2025 (Cushman & Wakefield Chennai MarketBeat). A launch average moves with the mix of projects launched that quarter.
Will property prices rise in Chennai in 2027?
On the evidence today, a rise looks more likely than a fall, but this is our reading and not a forecast. These are the signals we would watch.
- Supply: launches fell 7% to 14,639 homes in January-September 2026 (Knight Frank), and fell 14% in H1 2026 on JLL's count. Less new supply tends to support prices.
- Demand: sales rose 2% to 13,871 homes in January-September, the highest nine-month total since 2018 (Knight Frank).
- Unsold stock: 4.4 quarters to sell in Q3 2026, against an eight-city average of 6.1 (Knight Frank).
- FY2027 outlook: ICRA (January 2026) expects area sold in Chennai to grow 2-5% and launches 4-7%, with years-to-sell rising to 1.6-1.7 by March 2027. ICRA calls that level comfortable. Launches growing faster than sales could slow price rises.
- Loan rates: the RBI repo rate has been 5.50% since 7 October 2026. Check what your bank passes on, because it changes your EMI.
Why do Chennai sales numbers disagree?
Firms count different areas and project types. Knight Frank shows Q3 2026 sales of 4,673 homes and nine-month sales up 2%. PropEquity counts 4,680 homes in Q3, down 17% in a year, and ANAROCK about 5,395, down 10% (figures as reported in our earlier coverage). So the honest picture is flat to softer sales with prices still rising. Our full comparison: Chennai Property Price Trend Q3 2026: Prices Up, Sales Mixed. What could a flat cost in 2027? Our arithmetic
These are not predictions. We applied simple rates to Knight Frank's ₹7,715 per sq ft for a 1,000 sq ft home, before GST, stamp duty and other charges, to show what each rate means in rupees.
- Flat prices: ₹7,715 per sq ft, about ₹77.2 lakh.
- Up 3%: about ₹7,946 per sq ft, about ₹79.5 lakh.
- Up 6%, close to the last year's pace: about ₹8,178 per sq ft, about ₹81.8 lakh.
- Up 10%: about ₹8,487 per sq ft, about ₹84.9 lakh.
Which budgets are moving in Chennai?
Part of this shift is buyers moving up to larger homes, which Knight Frank's commentary points to. It also means the city average can rise because the mix changed, even if the flat next door did not. That is why you should compare your own locality and not a city average.
- Below ₹50 lakh: sales down 46% to 1,542 homes (Knight Frank, January-September 2026).
- ₹50 lakh to ₹1 Cr: up 7% to 6,506 homes, 47% of all sales.
- ₹1-2 Cr: up 17% to 3,808 homes.
- ₹2-5 Cr: up 54% to 1,709 homes, the fastest-growing band.
Will the metro push up prices in 2027?
We cannot give a number, and no report we read does so for 2027 by locality. What is certain is the status of each line. Poonamallee to Vadapalani is open, and the rest of Phase 2 is at various stages: Chennai Metro Phase 2 Opening Date: Every Corridor's Status, 2026. Airport to Kilambakkam and Koyambedu to Pattabiram still wait for the Centre: Chennai Metro Phase 3 Routes: Kilambakkam, Pattabiram 2026. Pay for what is open or being built, not for a line on a proposal map.
Should you buy in Chennai now or wait for 2027?
If you are buying to live in, your budget and the right home matter more than a guess about next year. At a 6% rise, waiting a year costs about ₹4.6 lakh on the 1,000 sq ft example (our arithmetic), against whatever rent and EMI you would pay in that time. If you are buying only to sell at a profit in 2027, the data does not support counting on quick gains. This is general information and not financial advice.
