Is the price fair?

Listings put the 3 BHK at about ₹5.2 Cr for 2,257 sq ft and ₹7.32 Cr for 3,181 sq ft, and the 4 BHK at about ₹8.08 Cr for 3,509 sq ft and ₹8.59 Cr for 3,730 sq ft. That is about ₹23,000 per sq ft across the range.

We do not have enough new projects in Aminjikarai on our books to give an area median. In our view this is priced as a central-Chennai luxury address, and buyers are paying for location and size rather than value per square foot. The developer does not publish a price list, so ask for a dated cost sheet.

Who it suits

  • 3 BHK (2,257–3,181 sq ft): a family that wants a large home close to Anna Nagar, Kilpauk and the Green Line.
  • 4 BHK (3,509–3,730 sq ft): a larger or joint family upgrading within central Chennai.
