Updated 21 October 2026. We read the developer's launch release and its project website, and compared them with the channel-partner pages that rank for this name. Those pages quote prices that disagree with each other and with the developer. Here you get the official facts, the figures that are only reported, the full cost to budget and the nearby alternatives.

What Century announced on 10 October

All of the above is from Century's release distributed by PTI (The Tribune, 10 October 2026). Century's Director of Sales, Marketing and CRM, Maninder Chhabra, said the pre-launch had shown the depth of demand for premium homes in North Bengaluru (same release).

  • Project: The Astoria, the residential part of Century Immencity, Jakkur, International Airport Road.
  • Scale: 334 'Neo Luxe' residences across five towers on approximately 6 acres.
  • Open space: around 75%, with a 40,000 sq ft clubhouse.
  • Homes: large-format 3-bedroom, 4-bedroom and penthouse residences.
  • Bookings: more than ₹550 crore since the July 2026 pre-launch as Codename Bluemoon.
  • Design: the wider district is planned with DP Architects, Singapore, and BDP, London.

What is the price of Century Astoria?

The Century Immencity website, opened on 21 October 2026, states '334 Neo Luxe Residences · Starting at ₹4.25 Cr', with an asterisk. Our listing carries the same starting figure.

Channel-partner microsites publish full price tables, and they conflict: some quote 3-bedroom homes well below ₹4.25 crore, others above it. We do not repeat those figures because none of them is the developer's own. Ask Century for a dated cost sheet for the exact unit, floor and facing you are considering.

Is Century Astoria RERA registered?

Channel-partner pages publish the registration number PRM/KA/RERA/1251/309/PR/160526/008662 for the project. We have not confirmed it on the regulator's site. Search it on rera.karnataka.gov.in before you pay a booking amount, and check that the registered name, phase, tower count and land survey numbers match the agreement you are given.

The RERA filing is also where the official completion date sits. Treat any possession date quoted elsewhere as reported only.

When is possession?

Century's release does not give a possession date. A channel-partner site states a proposed completion of February 2031 and possession from March 2031. That is not an official figure. The date that binds the developer is the completion date in the RERA registration and in your agreement for sale.

What is Century Immencity?

Century Immencity is the mixed-use district around The Astoria. Century says it is planned with close to 10 million sq ft of commercial space alongside homes, high-street retail, hospitality and cultural uses, and is expected to support more than one lakh professionals at maturity (PTI release, 10 October 2026). Its website also lists about 1 million sq ft of retail and a 400-plus-key business hotel. These are plans, not completed buildings.

Century Real Estate was founded in 1973 and says it has a land bank of more than 3,000 acres (company profile in the same release).

  • Maintenance deposit and corpus fund, usually collected near possession.
  • GST on the under-construction price: ask for the rate and the base it is charged on in writing.
  • Stamp duty and registration on the agreement value. Current Karnataka rates: Bangalore stamp duty calculator
  • Your own advocate's fee for title and agreement review.

Who is buying in North Bengaluru

Century puts NRI buyers at about 8–10% of its residential sales and sees the segment reaching 20–25% of its business in FY27, with luxury interest strongest from the US and Singapore (BW Businessworld, 6 October 2026). NoBroker data in the same report put North Bengaluru at nearly 40% of NRI sales, with Devanahalli and Hebbal among the preferred northern locations.

For NRIs, payment for a home must come through Indian banking channels, including NRE, FCNR(B) or NRO accounts (RBI FAQ on immovable property). Our NRI guide: NRI Property Investment Bangalore 2026: Rupee at ₹94.71
