This guide lists registered options by area, explains what the extra money buys, and shows the full cost on a worked example. Every project named here carries a Karnataka RERA registration number on its project page; pre-launch towers without one are left out.
How big is Bangalore's luxury market in 2026?
- ANAROCK, Q2 2026: about 1 in 4 new homes launched in Bengaluru were in the luxury segment, and high-end homes (₹1.5 crore to ₹2.5 crore) were 43% of launches.
- Knight Frank, H1 2026: launches priced ₹2 crore to ₹5 crore grew 50% year on year, the fastest of any band. Their share of sales rose from 22% in H1 2025 to 29% in H1 2026.
- Supply is building: Knight Frank counts 12,531 unsold homes in the ₹2 crore to ₹5 crore band, up 153%, though they would take only 3.6 quarters to sell at the current pace.
- ANAROCK reported Bengaluru's Q3 2026 sales at 16,670 homes, up 12% year on year, with average prices up 8%.
- What this means for a buyer: demand for ₹2.5 crore to ₹4 crore homes is real and broad, so good projects in this band do sell. But developers have responded with a lot of new supply, which gives you more choice and some room to negotiate, particularly on towers that are a year or more from possession. Knight Frank also notes that the very top of the market is selling mainly older inventory rather than new launches.

Price per sq ft in Bangalore's luxury areas
Knight Frank's H1 2026 price ranges show why the same 3 BHK can cost ₹2.5 crore in one area and over ₹5 crore in another:
- Lavelle Road: ₹21,000 to ₹30,000 per sq ft (no change over 12 months).
- Langford Town: ₹15,000 to ₹22,000 (no change).
- Rajajinagar: ₹11,500 to ₹23,200 (+9%). Malleswaram: ₹9,200 to ₹17,500 (+13%).
- Bannerghatta Road: ₹7,600 to ₹15,500 (+7%). Marathahalli: ₹7,310 to ₹15,500 (+15%).
- Whitefield: ₹7,100 to ₹15,200 (+14%). Hebbal: ₹7,800 to ₹15,000 (+11%). Yelahanka: ₹6,300 to ₹12,700 (+18%).
- Luxury projects sit at the top of each range. At ₹16,000 per sq ft, a 1,850 sq ft 3 BHK is ₹2.96 crore; at ₹20,000 it is ₹3.7 crore; at ₹25,000 it is ₹4.6 crore.
- Central areas have been flat for a year while Yelahanka, Marathahalli and Whitefield rose 14% to 18%. If you want growth, the newer luxury corridors have recently delivered more; if you want an address that holds value, central Bengaluru has the scarcity. Compare current rates at Whitefield.
What size is a luxury 3 BHK, and what does the premium buy?
Dividing each listed starting price by the project's listed rate gives a sense of size. These are implied super built-up areas, not published carpet areas:
- Sobha Altair: ₹2.96 crore ÷ ₹16,000 per sq ft = about 1,850 sq ft.
- Century Mirai: ₹2.7 crore ÷ ₹16,000 = about 1,690 sq ft.
- Brigade Avalon: ₹3.8 crore ÷ ₹18,000 = about 2,110 sq ft.
- Lodha Fiorana: ₹3.2 crore ÷ ₹13,950 = about 2,290 sq ft.
- So a luxury 3 BHK is typically 1,700 to 2,300 sq ft super built-up. The premium over a mid-market 3 BHK pays mainly for location (city rates range from ₹5,700 per sq ft on Sarjapur Road's outer end to ₹21,000 to ₹30,000 on Lavelle Road per Knight Frank), lower density, larger decks and the clubhouse. Our breakdown of what really defines luxury is at What Defines a Luxury Apartment in Bangalore? Price, Size, Address and Amenities (2026).
Worked example: the full cost of a ₹3.2 crore 3 BHK
- Under construction: GST 5% (₹16 lakh) + stamp duty 5% (₹16 lakh) + cess 10% of duty (₹1.6 lakh) + urban surcharge about 2% of duty (₹0.32 lakh) + registration 2% (₹6.4 lakh) = ₹40.32 lakh. All-in: about ₹3.60 crore.
- Ready to move at the same price: no GST, so ₹24.32 lakh in charges. All-in: about ₹3.44 crore.
- The ₹16 lakh GST difference is why ready luxury stock is worth comparing even at a slightly higher headline price. See Ready-to-Move Luxury Homes in Bangalore, Gurgaon and Chennai (2026): No GST, No Waiting.
What to check before buying a luxury 3 BHK
- Carpet area, not super built-up. Ask for the RERA carpet area and compare price per carpet sq ft between projects.
- Possession date. Several luxury towers list possession in 2030 to 2032. Check the date on the RERA entry, not just the brochure.
- Density. Ask for units per acre and lifts per floor; this is where luxury projects differ most.
- Resale depth. Knight Frank's data shows the ₹2 crore to ₹5 crore band sells in about 3.6 quarters, while ₹10 crore to ₹20 crore homes take about 9.6 quarters. A 3 BHK in the ₹2.5 crore to ₹4 crore range is the most liquid part of the luxury market.
- Water and access. Even premium addresses on the ORR and Sarjapur Road can depend on tankers. OpenCity's 2025 survey found many complexes between Hosur Road and Sarjapur Road, up to Varthur, still without a Cauvery Stage V connection. Ask for water bills from an existing phase.
- Price discipline. Bengaluru's luxury supply is growing fast, and unsold stock in the ₹2 crore to ₹5 crore band more than doubled in a year. Compare at least three registered projects in the same corridor, ask each for its current price sheet, and treat 'last few units' pressure with caution.
- Unregistered launches. Pre-launch and EOI offers for luxury towers are common. Book only once the project has a Karnataka RERA number you have checked yourself.
