Updated 26 October 2026. We read the RERA register entry, the project's RERA detail page and the developer's own project page. Where the two disagree, we show both figures.

Sowparnika The Native RERA number and approvals

  • RERA registration: PRM/KA/RERA/1250/304/PR/011026/008990, dated 1 October 2026 (K-RERA register).
  • Promoter on the register: Sowparnika Homes Private Limited (K-RERA detail page).
  • Plan approval: Satellite Town Ring Road Planning Authority (STRRPA), plan STRRPA/TP/CC/228/2026-27, approved 29 August 2026 (K-RERA detail page).
  • Project start date: 14 September 2026; proposed completion: 31 August 2033 (K-RERA detail page).
  • Status on the register: 'New Project Launch', sub-type apartment (K-RERA detail page).
  • Water source declared: borewell and the local authority, Dodda Gattiganabbe Gram Panchayat (K-RERA detail page).

Configurations and sizes: RERA carpet vs the developer page

The developer page lists carpet sizes of 582 sq ft for the one-bedroom, 921 to 1,019 sq ft for the two-bedroom and 1,258 to 1,439 sq ft for the three-bedroom homes (Sowparnika). The RERA filing's inventory table gives much smaller carpet figures. Dividing each type's total carpet area by its unit count gives these averages (our arithmetic, 1 sq m = 10.764 sq ft):

  • 1 BHK: 42 homes, 1,323 sq m in total, about 31.5 sq m or 339 sq ft each (K-RERA; our arithmetic).
  • 2 BHK: 459 homes, 23,313 sq m in total, about 50.8 sq m or 547 sq ft each (K-RERA; our arithmetic).
  • 3 BHK: 616 homes, 45,465 sq m in total, about 73.8 sq m or 794 sq ft each (K-RERA; our arithmetic).
  • Exclusive balcony area is listed separately: about 6.3 sq m per two- and three-bedroom home on average (K-RERA; our arithmetic).

Marketing pages and RERA filings often measure area on different bases, such as carpet against saleable or super built-up area, so the two sets of figures are not directly comparable. Before booking, ask for the RERA carpet area of the specific flat in writing, because that is the number the sale agreement must state.

Land, towers and density

  • Land: 35,737 sq m on the RERA area table, about 8.83 acres (K-RERA; our conversion). The developer page says 10.2 acres (Sowparnika). The register counts the land the RERA fee is charged on; ask which figure the 77% open-space claim uses.
  • Open area: 27,569 sq m, or 77.1% of the RERA land figure (K-RERA; our arithmetic), which matches the developer's 77% claim.
  • Towers: three, each B+G+14, split 447, 335 and 335 homes (Sowparnika). The RERA form records the scheme as one block of 14 floors, 44.9 metres high, with one basement and one stilt level (K-RERA).
  • Floor-area ratio sanctioned: 2.5 (K-RERA).
  • Parking: 1,206 spaces, 940 covered and 266 open (K-RERA), about 1.08 per home (our arithmetic).
  • Density: about 126 homes per acre on the RERA land figure, or 110 on the developer's 10.2 acres (our arithmetic).

What is the price of Sowparnika The Native?

Not published. The developer page shows 'Unlock Pricing' for the two- and three-bedroom homes and no price for the sold-out one-bedroom homes (Sowparnika, read 26 October 2026). The CA certificate on the RERA page puts the total project cost at ₹864.98 crore, of which land is ₹51.48 crore (K-RERA). That works out to about ₹77 lakh of cost per home on average (our arithmetic). It is a cost figure, not a selling price, and should not be read as one.

Until a price sheet is public, compare any quote on a per-sq-ft-of-RERA-carpet basis, and ask what is included: car park, clubhouse, deposits, GST and registration.

How The Native compares with Sowparnika's Euphoria in the East

Buyers searching for The Native mostly find listing pages for Sowparnika's other projects in the same belt, and the closest one is Euphoria in the East. Sowparnika's own RERA filing for The Native describes Euphoria in the East as 1,102 homes across 14 floors on 8.5 acres between Whitefield and Hoskote (K-RERA detail page, list of the promoter's past projects). A listing page places it near DPS Whitefield in Doddagattiganabbe (PIN 560067) and gives a starting price of ₹86 lakh, two-bedroom homes of 914 and 994 sq ft and three-bedroom homes of 1,248 to 1,572 sq ft (described as carpet), RERA number PRM/KA/RERA/1250/304/PR/180724/006943 and a RERA possession date of May 2031 (HomeBazaar, updated 19 May 2026). The Native's filing names the Dodda Gattiganabbe Gram Panchayat as a water source (K-RERA), so the two projects appear to sit in the same panchayat area (our reading).

That gives a rough reference point, not a price for The Native: listing prices are indicative, the two projects differ in timeline (2031 against 2033), and The Native's own price sheet is not public.

Location and connectivity

The site is in Poojena Agrahara village, Kasaba Hobli, Hoskote taluk, Bengaluru Rural, PIN 562114 (K-RERA). The developer page places it on the Whitefield-Hoskote side and names Hoskote town centre, Old Madras Road, the expressway towards Kolar, the Whitefield IT corridor, ITPL and the Hopefarm metro station as nearby; it gives no distances (Sowparnika). Schools it names include Delhi Public School, Winmore Academy, Jain Heritage School and Vibgyor High School; retail includes Orion Uptown Mall and The Circle outlets (Sowparnika). We have not verified drive times.

Amenities listed

The developer cites more than 30 amenities and lists a swimming pool, gym, multipurpose hall, indoor games, volleyball and half-basketball courts, landscaped garden, children's play area, senior citizens' plaza, yoga lawn, party lawn and 24-hour security (Sowparnika). A seven-year build gives room for change, so ask which amenities are in the RERA-approved plan.

Who it may suit, and the checks before booking

  • Suits: buyers who want a two- or three-bedroom home on the Whitefield-Hoskote side and can wait for a 2033 completion date.
  • Check the RERA carpet area of your unit, not the brochure size.
  • Confirm which of the three towers your unit is in and whether all three share the August 2033 date.
  • Pay only into the RERA-designated project account, as the register itself advises (K-RERA).
  • Ask how water will be supplied beyond borewells, since the filing lists borewell and Gram Panchayat sources (K-RERA).
