Updated 21 October 2026. We read the full RERA record and its Q2 2026-27 quarterly update, and Lodha's project page, on the same day. Pages ranking for this name today disagree on acreage, unit count, launch date, possession and price, and none of them comes from Lodha. This page separates what is on record from what is only claimed, adds carpet areas by home type and booking figures, and explains where the 'launch date' on portals comes from.

Confirmed vs claimed: Lodha Beaumont Estate at a glance

Where is Lodha Beaumont Estate? Sadahalli, Yelahanka taluk

The RERA record places Phase 1 on Sy. Nos. 3/1 and 4 (part) of Tarabanahalli village and Sy. Nos. 54/1 to 54/4 of Navarathna Agrahara village, Jala Hobli, Yelahanka taluk, Bengaluru Urban 562157, with a proposed master-plan road on its southern boundary (Karnataka RERA record). The building plan was approved by the Bangalore International Airport Area Planning Authority, plan no. BIAAPA/TP/CC/170/2026-27, dated 10 July 2026.

Lodha's page describes the address as Sadahalli and gives estimated drive times in normal traffic: Kempegowda International Airport 10 minutes, the upcoming Doddajala metro station 5 minutes, Prestige Tech Cloud 5 minutes, Stonehill International School 15 minutes, and Hebbal and Aster CMI Hospital 30 minutes each (Lodha project page, read 21 October 2026). These are the developer's estimates; the metro station it names is upcoming, not open. Test the drive yourself at peak hours.

Fiorana floor plans: carpet areas from the RERA record

Lodha's page publishes no sizes. The RERA record lists 26 unit types; grouped below, with averages ours (1 sq m = 10.764 sq ft). These are carpet areas, smaller than the super built-up sizes partner pages quote.

  • 2 BHK · 12 homes · about 1,081 sq ft carpet
  • 3 BHK · 158 homes · about 1,324 sq ft carpet for the main type (138 homes)
  • 3 BHK + study · 154 homes · about 1,497 sq ft carpet for the main type (142 homes)
  • 4 BHK · 206 homes · about 2,126–2,170 sq ft carpet across the A, B, A2 and B2 types
  • Penthouses · 10 homes · about 3,050 sq ft (six) to about 4,330–4,350 sq ft carpet (four)
  • Balconies are listed separately; the 4 BHK A type, for example, carries about 445 sq ft of balcony on average (Karnataka RERA record).

How many homes are booked, and what does it cost?

The promoter's Q2 2026-27 quarterly update, submitted on 14 October 2026, reports 394 of 540 homes booked, with construction at 0% and about ₹152 crore collected from buyers (Karnataka RERA record). By tower, Tower E is the most booked (95 of 108) and Tower A the least (48 of 110), by our count of the tower tables.

On price, Lodha's page shows none. Figures labelled 'starting price' on promotional and partner sites are not Lodha's, and they contradict each other, so we leave them out. Ask Lodha for a dated, itemised cost sheet with the carpet area of the exact unit. If a page quotes a price, a size or a unit count that differs from the RERA record above, treat everything else on it with caution.

When will Lodha Sadahalli be ready?

The record gives a project start of 1 December 2026 and proposed completion of 31 March 2032 (Karnataka RERA record). That is about five and a half years of construction from the start date. Buyers who need a home sooner should compare nearer-possession options in the Devanahalli and Bellary Road belt.

Checks before you pay anything

  • Search the number 008829 on the Karnataka RERA portal and match the promoter, survey numbers and completion date to your booking form.
  • Make sure your unit is in Phase 1, Towers A to E. Any later phase needs its own RERA number before you pay.
  • Get the carpet area, balcony area and parking in the agreement.
  • Pay only into the RERA-designated project account named in the demand letter.
  • Deal through lodhagroup.com or a channel partner whose authorisation you have checked; several promotional domains rank for this name.
