We also re-read the only dated news report of the launch. Prices remain indicative, because Sumadhura has not published a price list we could open.

  • Land: 17,218 sq m, which is about 4.25 acres (Karnataka RERA; conversion ours). One listing quotes about 5.04 acres; the RERA figure is the registered one.
  • Towers: East Gate (187 homes), Court Yard (187) and West Gate (149), each with 24 floors and three basements (Karnataka RERA).
  • Plan approval: Satellite Town Ring Road Planning Authority, plan STRRPA/TP/CC/097/2026-27, approved 28 August 2026 (Karnataka RERA).
  • Parking: 688 covered and 14 open slots for 523 homes (Karnataka RERA).
  • Project cost declared: about ₹467 crore (Karnataka RERA, Form 1).

What sizes and prices are on offer?

Carpet area is the RERA area you can measure inside the walls. Saleable area adds walls, balconies and a share of common areas, and is what most price lists use.

  • 2 BHK Classic · 180 homes · carpet about 810–899 sq ft (RERA average about 819 sq ft) · saleable about 1,261–1,321 sq ft (RealtyPromoo).
  • 2.5 BHK (registered as 2.5 BHK Flex) · 147 homes · carpet about 907–932 sq ft (RERA average about 927 sq ft) · saleable about 1,478–1,494 sq ft (RealtyPromoo).
  • 3 BHK Grand · 196 homes · carpet about 1,078–1,117 sq ft (RERA average about 1,094 sq ft) · saleable about 1,677–1,687 sq ft (RealtyPromoo).
  • Price: ₹1.38 crore to ₹1.85 crore, from a listing updated 7 October 2026 and described as indicative, not a quote (RealtyPromoo, 12 October 2026).
  • On Property Point's listings (developer information, October 2026): ₹1.40 crore to ₹1.85 crore.

How does the price compare with the area?

By our arithmetic, ₹1.38 crore on 1,261 sq ft is about ₹10,950 per sq ft of saleable area, and ₹1.85 crore on 1,687 sq ft is about ₹10,970. Carpet is roughly 64% of saleable area on the 2 BHK, so the cost per sq ft of carpet is much higher, near ₹17,000.

For context, Square Yards' average asking price was about ₹6,750 per sq ft in Hoskote and about ₹14,500 in Whitefield for June 2026 (Square Yards, read 12 October 2026). Those averages mix resale and new homes. Belfort sits between the two, which fits a site on the Hoskote side of Whitefield. Compare per-locality rates at Whitefield and Hoskote.

Where is it, and how is the connectivity?

  • Whitefield (Kadugodi) metro station on the Purple Line: about 5.06 km by road per listings (RealtyPromoo). Our straight-line measure from the RERA coordinates is about 4.7 km.
  • Job hubs: ITPL and EPIP in Whitefield are the nearest large employment centres (RealtyPromoo).
  • Boundaries on record: a road to the east, a school to the south and a railway track to the west (Karnataka RERA). Visit at different times of day to judge noise and access.

What to check before you book

  • Khata route: the local authority named in RERA is the panchayat, and the plan is from the STRR Planning Authority, not BDA. Ask which khata the flats will carry and how it is issued.
  • Water: the RERA form lists borewell and the local panchayat as sources. Ask about the long-term supply plan.
  • Tower and floor: the West Gate tower has fewer homes (149). Confirm your tower, floor and facing on the allotment letter.
  • Carpet area in the agreement for sale must match the RERA record for your unit number.

  • Completion date: the RERA date of 31 August 2030 is the one that binds the promoter.
