Jakkur is one of the few North Bengaluru addresses where the thing that limits supply is a runway. The area sits on National Highway 44 between Hebbal and Yelahanka, and Wikipedia records that Jakkur Aerodrome, spread over 200 acres and opened in 1948, is the city's only dedicated general-aviation field and home to the Government Flying Training School. Beside it lies the 160-acre Jakkur Lake. Both shape what can be built, what it costs and how the neighbourhood feels.
This guide is for buyers deciding between Jakkur and its neighbours. It covers location, transport, social infrastructure, price levels with their sources, the aviation-related approval risk that is specific to this pocket, and who the locality suits.
Location and connectivity
Jakkur is a north-central pocket close to the Manyata and Kirloskar business belt. A OneCity Property locality guide (published March 2025, updated June 2026) puts Manyata Tech Park at roughly 3-7 km, Hebbal about 7 km and the airport 28-32 km by road, with Bellary Road (NH 44) as the main artery.
Rail-based transit is still prospective. Per the Namma Metro Blue Line station list on Wikipedia, the Hebbal-to-airport section has eight stations including Kodigehalli and Jakkur Cross, 27.09 km in total. Business Today reported on 6 August 2026 that the whole 58.19 km Blue Line was 72% complete, with the full line targeted for the end of 2027 and remaining construction to finish by June 2027 before phased opening. Treat any earlier opening date you hear in a sales pitch as unconfirmed.
The aerodrome factor: height limits and occupancy certificates
Realty Today's Jakkur report (last updated 19 December 2024) states that building heights are capped at 45 metres within a 2.7 km radius of the aerodrome and that occupancy certificates have required a No Objection Certificate from the Government Flying Training School. It cites a Provident project, Provident Neora, that was scheduled for handover in September 2023 and completed in March 2024, a 13-month slip. CREDAI's president was quoted saying such delays discourage buyers.
A separate Realty Today piece dated 23 March 2026 reports that the Karnataka government has asked the Centre to review height norms around Kempegowda International Airport, HAL Airport, Jakkur Aerodrome and Yelahanka Air Force Station. A request is not a rule change. Buyers should assume the current restrictions apply until a formal notification says otherwise.
- Ask the developer for the aviation clearance (NOC) in writing, including the height it permits, and check it against the sanctioned plan.
- For under-construction towers, check the RERA possession date against any pending clearance and ask what the agreement says about delay.
- For resale flats, ask the association whether an occupancy certificate and the aviation NOC exist.
Schools, hospitals and daily life
OneCity's guide lists Ryan International School in Jakkur, with Presidency School in Hebbal and Orchids International School in Thanisandra within a few kilometres. For hospitals it names Aster CMI Hospital in Hebbal (about 7 km) and Columbia Asia Hospital in Hebbal, with larger tertiary options further away. The same guide flags that social infrastructure is thinner than in Hebbal and that premium schools can mean a 5 km-plus trip. That matches our own read of the area: Jakkur is a pleasant, low-density neighbourhood, but you drive for most services.
Prices: what the sources say
Price data for Jakkur is scattered, so the honest answer is a range. OneCity's guide, citing MagicBricks, 99acres, PropTiger and local RERA data from Q1 2024, shows standard apartments at ₹5,500-8,000 per sq ft and premium high-rises at ₹11,000-13,500 per sq ft, with plots at ₹6,500-9,000. Those are indicative asking figures and the underlying data is from 2024, so expect today's quotes at the upper end of each band for new launches.
For a city-level anchor, ANAROCK's Q2 2026 note puts Bengaluru's average quoted base price at ₹9,450 per sq ft and rates the North zone outlook as stable. It also reports that North Bengaluru took 31% of Q2 2026 sales, down both quarter-on-quarter and year-on-year.
On Property Point, listed Jakkur projects include Sobha HRC Pristine (ready to move, listed from ₹1.64 crore), Mana Verdant (under construction, listed ₹1.05-1.65 crore, possession December 2030), Total Environment The Magic Faraway Tree (ready, listed ₹2.1-3.2 crore) and Assetz Soho & Sky (new launch, listed ₹2.58-3.16 crore). Rents and yields
OneCity's guide cites 2 BHK rents of ₹20,000-32,000 a month and 3 BHK rents of ₹32,000-48,000, with a gross yield of 2.7-4.3%. At the premium end of the price range, yields sit at the bottom of that band. Buyers should treat Jakkur primarily as a place to live rather than a yield play.

- Lake water quality: Wikipedia notes a 2016 report that quality had worsened due to contamination, and the lake serves as a drinking-water source for nearby villages. Check the current state first-hand, especially in the monsoon.
- Bellary Road congestion and no operational metro today.
- Premium pricing for some towers limits short-term returns.
Who Jakkur suits
End-users who work around Manyata or Hebbal, value a quieter address and can hold for the long term. It is a weaker fit for buyers who need a metro today, a high-yield rental, or a cheap entry price.
Our view
Jakkur rewards patience and paperwork. The aerodrome that limits supply also protects the neighbourhood's character, but it adds clearance risk that buyers in most other localities do not carry. Prefer ready or near-ready homes, insist on the aviation NOC, and price the Blue Line as an upside rather than a reason to pay a premium.
