Updated 21 October 2026. We opened each bank's own NRI page, the RBI's rules for lending to NRIs and the October policy resolution on rbi.org.in. This guide goes further than the pages that rank today: it is about Indian loans for Indian homes, not UAE mortgages, and it adds a worked dirham-to-rupee example, the exact RBI rules on disbursal and repayment, and a step list you can run from Dubai, Abu Dhabi or Sharjah.
Can I get a home loan in India while living in Dubai?
Yes. The RBI allows banks and approved housing finance companies to lend in rupees to NRIs for a home in India. The amount, margin and repayment period are the same as for a resident borrower, and the loan must be fully secured by an equitable mortgage of the home you buy (RBI Master Direction on Borrowing and Lending, updated 8 September 2026).
Two RBI rules matter for Gulf borrowers. The loan cannot be credited to your NRE or FCNR(B) account; it goes to the seller or builder. And EMIs can be paid by inward remittance, from your NRE, FCNR(B) or NRO account, from the rent of the home itself, or by a relative in India through an account-to-account transfer to your loan account (same Master Direction).
What is the minimum salary for an NRI home loan from the UAE?
Each bank sets its own floor. These are the figures on the banks' pages for Gulf residents. Axis Bank, Kotak and Bank of Baroda minimums are kept up to date on our UAE desk at Uae.
- ICICI Bank · GCC salaried: AED 84,000 a year · one year employed abroad (self-employed: three years in current business) · tenure up to 30 years (ICICI Bank, 21 October 2026).
- HDFC Bank · income floor not published · age 21 to 65 · funding up to 90% of cost for loans to ₹30 lakh, 80% from ₹30.01 lakh to ₹75 lakh, 75% above ₹75 lakh (HDFC Bank, 21 October 2026).
- SBI · minimum loan ₹15 lakh · tenure up to 30 years · age 18 to 70 · no prepayment penalty (SBI Home Loans, 21 October 2026).
A worked example: what an AED salary can borrow
The rupee closed at 94.92 to the US dollar on 19 October 2026 (DT Next, PTI). At the dirham's fixed peg of 3.6725 to the dollar, that is about ₹25.85 per dirham (our calculation). Banks use their own conversion on the day, so treat this as a guide.
- Salary: AED 12,000 a month ≈ ₹3.10 lakh a month.
- Assume the bank lets half of that go to EMIs (our assumption; each bank sets its own ratio and counts your other loans): ≈ ₹1.55 lakh a month.
- Rate: HDFC's standard NRI range on its Middle East page is repo plus 3.00% to 3.90%, that is 8.50% to 9.40%, with the 8.50% shown for credit scores of 800 and above (HDFC Bank, 21 October 2026).
- At 8.50% over 20 years the EMI is about ₹868 per ₹1 lakh borrowed, so ₹1.55 lakh a month supports a loan of about ₹1.79 crore (our calculation).
- Funding cap: above ₹75 lakh HDFC lends up to 75% of cost, so the home would need to cost about ₹2.39 crore for a loan that size, with the rest from your own funds.
- Run your own numbers, in dirhams or riyals, on Home Loan Eligibility Calculator.
Do Indian banks check my AECB credit score?
Yes, and some ask for the report up front. HDFC Bank's Middle East page lists the latest credit bureau report from AECB or Emcredit among the documents for salaried applicants (HDFC Bank, 21 October 2026). ICICI Bank asks applicants in the UAE, Bahrain, Qatar, Kuwait, Oman and Saudi Arabia for an overseas credit report not older than 45 days (ICICI Bank, 21 October 2026).
Download your AECB report through the AECB website or app before you apply, so it is fresh when the bank asks. Any UAE personal loan or card limit you hold will show on it, so plan your Indian application with your UAE borrowing in view.
Documents required for an NRI home loan from the Gulf
- Passport with UAE residence visa, and PAN (or Form 60) (HDFC Bank).
- Employment contract or offer letter, last three months' salary slips, last six months' bank statements showing salary credits (HDFC Bank; SBI asks for the same plus a valid work permit and the latest salary certificate).
- Last six months' NRE/NRO statements (HDFC Bank).
- AECB or other overseas credit report (HDFC Bank; ICICI Bank, not older than 45 days).
- KYC copies notarised by an overseas notary or attested by the Indian Embassy, if originals cannot be verified in person (HDFC Bank).
- Property papers: allotment letter or agreement, and the builder's or seller's title documents.
Is an income-tax return needed if I live in the Middle East?
Not for SBI. Its NRI home loan page asks for the last year's income-tax return except for NRIs and PIOs located in Middle East countries (SBI Home Loans, 21 October 2026). Other banks set their own rules, so ask before you apply. If you do have Indian income, such as rent or deposit interest, filing a return is still worth doing for your own records.
Applying from Dubai: a step list
- 1. Download your AECB report.
- 2. Get a provisional sanction online: ICICI offers an instant provisional sanction letter after five online steps (ICICI Bank). HDFC lists offices in Dubai, Sharjah, Ajman, Ras Al Khaimah and Abu Dhabi, as well as Kuwait, Qatar, Muscat, Riyadh, Jeddah, Al Khobar and Jubail (HDFC Bank).
- 3. Choose the home and share the property papers for the bank's legal and technical check.
- 4. Give a power of attorney to someone in India for signing and disbursal. HDFC allows a POA holder to complete formalities using its format (HDFC Bank). In the UAE, POAs are now signed at Al Hind centres: see Power of Attorney from Dubai for Property in India (2026).
- 5. Pay your own contribution from your NRE account, and set EMIs to run from NRE or NRO (ICICI says EMIs are repaid from NRE/NRO only).
- 6. Keep every remittance advice. How you pay decides whether you can send sale money back later; see Send Money from UAE or Saudi to Buy Property in India 2026.
What the October repo rate rise means for your EMI
The RBI's Monetary Policy Committee voted unanimously to raise the policy repo rate by 25 basis points to 5.50%, set the standing deposit facility rate at 5.25% and the marginal standing facility rate and Bank Rate at 5.75%, and changed its stance to calibrated tightening (RBI, Monetary Policy Committee resolution, 7 October 2026). A repo-linked loan's rate moves with the repo at its next reset, so check your bank's reset date. For EMI tables at the new rate, see Home Loan for a ₹1.5 Crore Flat in Bengaluru: EMI, Eligibility and Current Repo-Linked Rates.
