Century WinningKind, listed by some portals as Century Codename Winning Kind or Century Kindle, is a new launch by Century Real Estate in the Yelahanka belt of North Bengaluru. Yelahanka is an older, established suburb with good access to the airport road and Hebbal. This is an editorial review, not a resident survey.

For context, Anarock's Q2 2026 Bengaluru report shows 21,700 launches (down 11% quarter-on-quarter), 15,300 units sold (down 7%) and 79,200 units of available inventory (up 9%), with a citywide average quoted base price of about ₹9,450 per sq ft. A market with rising unsold stock gives buyers some room to negotiate and to ask hard questions on timelines.

Location assessment

Yelahanka sits on the north corridor and has long been a residential suburb with an established school and hospital base. The lake-facing address is a draw. We have no sourced commute table, so we do not give one; test the drive to your workplace.

Anarock's Q2 2026 report groups Yelahanka in the North zone, which it calls stable, and gives Thanisandra Main Road, the nearest cited North corridor, an average quoted rate of about ₹10,300 per sq ft with rents of ₹28,000 to ₹42,000.

Price check

Using Housiey's sizes and prices, the 2 BHK (₹1.09 crore, 1,160 sq ft) works out to about ₹9,400 per sq ft and the 3 BHK (₹1.64 crore, 1,750 sq ft) to about ₹9,400 per sq ft (our arithmetic). Compared with Anarock's Thanisandra average of about ₹10,300, that is roughly 9% below. Yelahanka and Thanisandra are different micro-markets, so this is only an indicator.

Our catalogue tops out at ₹1.4 crore while Housiey lists a 3 BHK at ₹1.64 crore; the difference may be the unit mix on offer. Ask for the all-in price including parking and charges.

Developer track record

Housiey describes Century as having about 50 years of experience and four completed projects in Bangalore; this is a portal claim. A Karnataka RERA complaint, number CMP/220912/0009998, was filed in October 2023 against Century Real Estate Holdings over its Century Ethos project at Amruthahalli, Yelahanka, seeking interest for delay (per a legitquest case record). We did not find the outcome and do not state one. Beyond that, we found no other reported delays or court matters in our search, but our search was not exhaustive.

Given that history, a buyer should read the RERA registration closely for WinningKind, ask Century for delivery evidence on its past projects, and consider asking for a construction-linked payment plan.

Design and amenities (listing claims)

Housiey lists 35-plus amenities including a swimming pool, clubhouse, gym, multipurpose court, jogging track, yoga zone and indoor games. Specifications are not binding until they appear in the approved plan.

Suits: North Bengaluru residents who want a new home in a familiar neighbourhood and are prepared to do close diligence on the developer.

Should skip: buyers who want the safety of a listed national developer, those needing possession before 2029, and anyone who will not read the RERA documents.

Century WinningKind offers competitive pricing in a convenient suburb, with the developer's record as the central question. Read the RERA filing, press for a stage-linked payment plan and check Century's recent delivery before you commit.
