Updated 19 October 2026. We checked the latest exchange-rate report, the RBI's 7 October rate decision and lender rates, and fresh data on where NRIs buy. This guide adds the currency arithmetic, the loan-rate change and locality data that general NRI guides leave out. For rules, documents and repatriation, see our NRI guide linked below.
What the rupee's move means in dollars
Our arithmetic on a ₹1.6 crore apartment, inside the ₹1.5–1.8 crore range Sumadhura says younger NRI buyers often consider (Businessworld, 6 October 2026):
- At ₹96.73 per dollar (week to 10 October): about $165,400.
- At ₹94.71 per dollar (17 October close): about $168,900.
- Difference: about $3,500, or 2.1% more in dollar terms for the same rupee price.
- The rupee's earlier weakness in 2025–26 had made premium Indian property relatively more accessible in foreign currency, Sumadhura said (Businessworld). We make no forecast of where the rupee goes next.
Common budgets in dollars, before and after the rebound
The same conversion across the price bands developers describe (our arithmetic at the two Business Today closing rates; dollar figures rounded):
- ₹1.5 crore · about $155,100 at ₹96.73 · about $158,400 at ₹94.71.
- ₹1.8 crore · about $186,100 · about $190,100.
- ₹3 crore · about $310,100 · about $316,800.
- ₹4 crore · about $413,500 · about $422,300.
- Stamp duty and registration add roughly 7.6% on top in Bengaluru (5% duty with about 12% cess and surcharge on it, plus 2% registration; HomeFirst, 11 June 2026), so convert the all-in rupee cost, not just the price.
- If you pay in instalments on an under-construction home, each payment converts at the rate on the day you send it, so your dollar cost spreads across the construction period.
Why the rupee rebounded
Business Today attributed the move to the RBI's multi-layered response: direct dollar sales in the spot and forward markets, regulatory steps against speculative positions, liquidity measures and steps to curb import-related dollar demand. India's forex reserves fell to $726.02 billion on 9 October from a record $785.7 billion on 4 September (Business Today, 17 October 2026).
What share of Bangalore home buyers are NRIs?
- Century Real Estate and Embassy put NRIs at around 8–10% of their residential sales (Businessworld, 6 October 2026).
- Century expects the segment could reach 20–25% of its business in FY27; that is the developer's expectation, not a market figure (Businessworld).
- Sumadhura says about 60% of its NRI buyers buy mainly to invest and 40% for their own use (Businessworld).
- Buyers come mainly from the US, Dubai, Singapore and Hong Kong (Businessworld).
Which areas of Bangalore do NRIs prefer?
- North Bengaluru · nearly 40% of NRI sales · areas named include Devanahalli and Hebbal (NoBroker data via Businessworld).
- East Bengaluru · about 38% · Sarjapur, Varthur, Gunjur and Whitefield (same source).
- Budget split: purchases below ₹2 crore tend to be investment-led, while interest is rising in homes of ₹3–4 crore and above (Businessworld).
- Recent North Bengaluru example: Century's The Astoria at Jakkur, 334 three- and four-bedroom and penthouse residences from ₹4.42 crore, has reported more than ₹550 crore of bookings since its July 2026 pre-launch, according to the developer (Trade Brains, 13 October 2026).
The luxury end of the market
High-end and luxury projects made up 68% of Bengaluru's residential launches in Q1 2026, and the city recorded 128 sales of homes priced at ₹10 crore or more in FY26, per India Sotheby's International Realty and CRE Matrix (Businessworld, 6 October 2026). That figure covers all buyers, not only NRIs. In Whitefield, Brigade listed Brigade Avalon from ₹4.62 crore, with benefits of up to ₹12 lakh on select projects at its 10–11 October showcase (Brigade Group).
Did the RBI hike change NRI home loan rates?
Yes, if the loan is floating and repo-linked. The RBI raised the repo rate to 5.50% on 7 October 2026 (TLDR Money, 12 October 2026). SBI's EBLR rose from 7.90% to 8.15% plus spreads from 15 October (SBI rate page), and ICICI, HDFC and Axis now price home loans off a 5.50% repo rate (their rate pages, checked 19 October 2026). NRI loan pricing and eligibility differ by lender, so ask for the NRI rate in writing. Our bank-by-bank list: Home Loan Rates After RBI Hike: Oct 2026 Bank-by-Bank List. Where Bengaluru's market stands
- Average price: ₹9,785 per sq ft in Q1 2026, up 24% year on year and 3% on the quarter (PropTiger via The Realty Today, 28 May 2026).
- Q2 2026: prices up 3.1% and rents up 2.5% quarter on quarter, while sales fell 6% to about 17,000 units (JLL, 14 August 2026).
- Rents: average citywide rents up 4–5% a year in Cushman & Wakefield's Q1 2026 report (Businessworld, 6 October 2026), which matters if you plan to let the home.
- These are past figures. They describe the market you are buying into; they do not forecast returns.
Dubai vs Bangalore: what developers report
Dubai sends the larger number of buyers, while Century sees stronger luxury interest from the US and Singapore. Embassy said NRI activity eased after the West Asia conflict began and later improved as buyers weighed Dubai against India (Businessworld, 6 October 2026). Those are developers' observations, not market-wide data.
Is now a good time for NRIs to buy?
We do not time markets. Practical checks matter more: decide whether the home is for your own use or for rent, since that changes the location and budget; fund the purchase through the right account (NRE or NRO); budget for 5% stamp duty above ₹45 lakh plus cess and surcharge, and a 2% registration fee (HomeFirst, 11 June 2026); and plan for a trusted person or power of attorney if you cannot be present.
