Bagalur sits north-east of Yelahanka on the Hennur-Bagalur Road (SH-35), close to the KIADB Aerospace Park and, by road, a short drive from Kempegowda International Airport. It has become one of the most visible value corridors in North Bengaluru, with large apartment launches from several national developers and a long-running plotted-layout market.

That mix of apartments and land is the first thing to understand. The two behave differently on price, finance and risk, and the advice for each is not the same.

Location and connectivity

OneCity Property's August 2026 guide puts the airport at 15-25 minutes by road and Hebbal at about 20 minutes. Road access is via SH-35 (Hennur-Bagalur Road) and NH 44, and the guide flags New Airport Road peak-hour congestion. The nearest suburban railway option it names is Yelahanka Junction.

On metro, the guide is blunt: there is no operational metro station, and residents repeatedly raise this. The Blue Line's Hebbal-to-airport section does list Bagalur Cross as a station (Wikipedia), and Business Today reported on 6 August 2026 that the full line was 72% complete with the whole line targeted for the end of 2027. In other words, a planned station, not a working one.

Prices: apartments and land

Sources disagree, and the differences are worth reading. Brigade's April 2026 blog compares Bagalur at ₹4,500-7,000 per sq ft with Yelahanka at ₹6,500-9,000-plus, and cites a rental yield of 3-3.5% for Bagalur against 2-3% for Yelahanka. OneCity's August 2026 guide quotes apartment rates of ₹9,700-11,500 per sq ft, which probably reflects new branded launches rather than the corridor average. Treat both as indicative asking prices and ask each developer for a dated price sheet.

For land, OneCity gives an average of about ₹3,900 per sq ft with a very wide ₹3,200-15,000 range, depending on approval status, layout quality and airport proximity. It describes BIAAPA-approved land near the KIADB SEZ at roughly ₹4,800 per sq ft. It also reports one-year land appreciation of about 11.4% and, for ten years, about 609%; the guide itself treats the long-run figure as directional rather than precise, and we agree.

Schools, hospitals and amenities

OneCity names Chrysalis High as the most frequently cited school, with NDR Multi Speciality and Om Shakthi hospitals nearby and fuller specialist care in Yelahanka. Retail includes RMZ Galleria; recreation includes Bagalur Lake. The depth of social infrastructure is lower than Yelahanka's, which is one reason the price is lower.

The regulatory checklist: BIAAPA, conversion and finance

Land around the airport falls under the Bangalore International Airport Area Planning Authority (BIAAPA). OneCity's guide stresses that approval status is the single biggest driver of land value here and that unapproved or disputed-title plots generally cannot be financed. It lists the documents to demand: mother deed and ownership chain, DC conversion order, RTC extract with matching survey numbers, planning-authority approval letter, certified layout plan, an encumbrance certificate of at least 15 years and current tax receipts. It also notes that bank plot loans are available only for BIAAPA, BBMP or BMRDA-approved layouts.

For apartments, the equivalent checks are RERA registration, the commencement certificate, the khata position and, for resale, e-khata. Sobha's 2026 buyer guide describes B-khata properties as potentially financeable only by certain banks, subject to their own policies, and explains a B-to-A conversion route through the GBA portal. Verify the current rules before relying on any such conversion.

Pros

  • Lower entry prices than Yelahanka or Devanahalli, per Brigade's April 2026 comparison.
  • Employment catchment in the KIADB Aerospace Park and a short route to the airport.
  • A large pipeline from national developers, giving real choice.
  • Blue Line station planned at Bagalur Cross.

Cons and risks

  • No operational metro; the Blue Line is targeted for late 2027 and has slipped before.
  • Plot-by-plot diligence: infrastructure on a layout plan may not exist on the ground, as OneCity warns.
  • Peak-hour traffic on the airport-side roads.
  • Thin social infrastructure compared with Yelahanka.

Who Bagalur suits

Brigade's own comparison suggests Bagalur suits investors with a 5-8 year horizon who accept higher risk, while Yelahanka suits end-users who want stability now. We would add airport-linked professionals who value the commute and are happy to be early. If you need schools, hospitals and a metro within five years, compare Yelahanka closely.

Our view

Bagalur is a legitimate value corridor, but the value comes with homework. For apartments, stick to established developers and read the RERA file. For plots, only BIAAPA-approved, financeable layouts are worth considering, and a lawyer should read the chain of title before any token amount changes hands.
