Kogilu is the kind of locality where one search gives you three different price levels. Published figures for the area range from a few thousand rupees per sq ft to well over ten thousand, depending on whether the source is describing older resale flats, plotted land or a new branded tower. This guide lines the numbers up so you can see why, and then covers connectivity, social infrastructure and the risks that apply here.
Location and connectivity
Kogilu Cross lies on the Yelahanka side of the Bellary Road corridor, between Yelahanka and Hennur Road. A Square Yards article (last updated 14 November 2024) puts the airport at around 20 km and describes tarred, well-lit roads linking Kogilu to Yelahanka, Hebbal and Hennur Road, with Manyata Tech Park close by.
On metro, the same article says a link between Kogilu Cross and Carmelaram is planned in Phase 3. That is a planning-stage proposal; we found no construction timeline for it, so give it no weight in a purchase decision today. The nearer-term item is the Blue Line (Hebbal to airport) listing a Yelahanka station, which Business Today said on 6 August 2026 was part of a line 72% complete with an end-2027 target.
Prices: why the numbers disagree
Square Yards' 2024 article gives apartment prices from ₹20 lakh to ₹1.56 crore for 582-1,950 sq ft, or ₹3,500-8,000 per sq ft. Two other broker summaries we found describe Kogilu Road apartments at about ₹10,000-13,000 per sq ft with 18-21% year-on-year growth (OneCity, via search summary) and an average near ₹10,900 with 19% appreciation (Housing.com, via search summary).
These are not reconcilable as a single average. The older and lower figure reflects mostly resale and small-format stock; the higher figures reflect new launches by listed developers. For context, ANAROCK's Q2 2026 note shows Bengaluru's average quoted base price at ₹9,450 per sq ft and Thanisandra Main Road, a nearby micro-market, at ₹10,300. Ask for a written, all-in price sheet for the specific unit and compare it with two recent resale transactions in the same building or street.
- New branded launch near Kogilu Cross: Brigade Insignia is listed on Property Point at ₹3.59-9 crore for 3-5 BHK, under construction, possession June 2029.
- Older resale apartments and plotted layouts: priced materially lower, but quality, khata and approvals vary building by building.
Schools, hospitals and amenities
Property listing sites name EuroSchool North Campus and National Public School North for schooling, and Motherhood Hospital (Hebbal) and Regal Kidney and Multi Specialty Hospital for healthcare. OneCity's Doddaballapur Road guide also names Sparsh Hospital at Kogilu Cross. Square Yards lists Brigade Group, Sobha Limited, New India Tanzanite, Mahaveer Reddy Structures, Canopy Estates and Samruddhi Realty as active developers. Those are descriptive lists, not endorsements.
Pros
- Position between Bellary Road and Hennur Road gives two routes to the Manyata belt.
- A wide choice of ticket sizes, from smaller resale flats to premium towers.
- Lower entry point than Hebbal for comparable specification.
Cons and risks
- Price data is inconsistent, which makes it easy to overpay on a vague quote.
- Proximity to Yelahanka Air Force Station means aviation clearances apply near the station perimeter; Realty Today reported on 23 March 2026 that the state has asked the Centre to review height norms around it, with no change confirmed.
- No operational metro; Phase 3 link is only planned.
- Mixed approvals across layouts: check whether a plot or flat has an A-khata or e-khata; Sobha's 2026 guide notes B-khata loans depend on each bank's policy.
Who Kogilu suits
Families who want Yelahanka-side schools and a quieter setting while keeping Manyata within reach, and buyers who can do the legwork to verify approvals. It is not an obvious fit for buyers needing a metro within the next few years.
Our view
Kogilu is a good example of why headline price per sq ft means little without a named project and a dated quote. Decide first whether you are buying a new branded tower or an older resale flat, then compare within that group. Do not pay a metro premium for a Phase 3 proposal.
