Basaveshwaranagar is a residential neighbourhood in the established part of west Bengaluru, a few kilometres west of Rajajinagar. It does not compete with Sadashivanagar or Lavelle Road for prestige, but it offers something a lot of families look for: regular plots, wide interior roads, good schools and a settled community. For buyers working in west and central Bengaluru, it is worth examining on its own merits.
Origins and layout
According to Wikipedia, Basaveshwaranagar was formed as an extension by the City Improvement Trust Board in the 1970s and early 1980s and was originally called West of Chord Road (WCR). It developed through both government and private layouts created by organisations such as LIC, the Kirloskar Group, SBI and BEML for their employees. The area lies west of Rajajinagar, with Mahalakshmi Layout to the north and Vijayanagar to the south, at about 914 metres above sea level.
That history gives the neighbourhood its regular grid of numbered blocks and its character of employee-society housing, a mix of single-family houses and low-rise buildings.
Connectivity
- Metro: Wikipedia lists the nearest Green Line station as Rajajinagar (about 2 km) and the Purple Line's Hosahalli station about 3 km away. Neither is inside the neighbourhood, so allow for last-mile travel.
- Roads: Siddaiah Puranik Road, 60 Feet Road and Dr. M.C. Modi Hospital Road are the main arteries, per Wikipedia. Chord Road is the key link to Rajajinagar and the north.
- Buses: seven BBMP bus stations serve the area, and Kempegowda Bus Station is about 5 km away.
- Distance to IT hubs: Square Yards notes the area is far from the east and south IT corridors, which is impractical for people who work there.
Schools, hospitals and open space
- Schools: Wikipedia names Carmel High School, National Academy for Learning (NAFL), S. Cadambi Vidya Kendra, St. Mira's High School and National Public School Rajajinagar on Chord Road.
- Hospitals: Chord Road Hospital (ENT), Dr. M.C. Modi Super Speciality Eye Hospital, Panacea Hospital and the Government Homeopathic and Unani medical college hospitals.
- Sports and parks: Dr. B.R. Ambedkar Stadium, the Sir M. Visvesvaraya Aalada Marada Udyanavana (Monkey Park) and Bose Park.
Housing stock and prices
Most of the stock is independent houses, builder floors and small apartment buildings, with larger gated projects more common in nearby Vijayanagar and Rajajinagar. Square Yards lists projects such as Olety Landmark (from about ₹1.30 crore), Navami Shree (a ready-to-move 3 BHK of 1,650 sq ft from ₹1.44 crore) and Vaibhav Pride (ready to move, from about ₹1.30 crore), among others.
Prices again conflict. A Square Yards search summary gave an average asking price of about ₹6,900 per sq ft, and another page ₹6,600. Project-level pages for Chathura Homes and Lalitha Samriddhi showed prices rising about 25% and 32% during Q2 2026 to about ₹8,600 and ₹9,600 per sq ft, but those are single-project movements and should not be read as the locality trend. A Square Yards sale page also listed 3 BHK apartments at about ₹1.9-2.2 crore, though that page mixes in nearby localities, so we treat it with caution.
Rents on Square Yards start at around ₹50,000 a month for semi-furnished builder floors, according to a search summary; we did not find a reliable locality-wide average. Independent houses command a premium over apartments in the area.
Risks and trade-offs
- Distance from the IT corridor. For tech employees in the east or south, daily commuting is long.
- Layout-specific titles. Plots allotted through the CITB, LIC, SBI, BEML or society layouts have their own documentation: allotment letters, sale deeds, possession certificates and khata. Verify each against the original allotment and the current tax records. Many houses have been rebuilt or extended; check the sanctioned plan.
- Builder-floor and joint-development risks. In rebuilt plots, confirm each floor has a separate registered title, a clear land share and that the landowner's units are registered.
- Congestion on arterials. Roads around Chord Road and market areas are busy at peak hours.
- Premium pricing for the better pockets. Houses near the stadium and park, and on wider roads, can command materially more than peripheral parts of the layout.
Choosing a block in a layout-based neighbourhood
- Identify which layout the plot belongs to. CITB, LIC, SBI, BEML and Kirloskar society layouts each came with their own rules and allotment history, and a good lawyer will ask for the specific allotment papers.
- Check the road width in front of the plot, because it affects what you can rebuild and the resale appeal. Wider roads near the stadium and park are generally more sought-after.
- Look at the age and floor count. Many older houses have had floors added over time; the sanctioned plan and the tax records should match what you see.
- Ask how far the nearest school and hospital are by road rather than by distance on a map, particularly for children who will travel daily.
- Plan the commute. Time the drive to Rajajinagar, to the Purple Line at Hosahalli and to your workplace at peak hour before you commit.
Who it suits
Basaveshwaranagar suits families who want an established house-led neighbourhood in west Bengaluru, with good schools and sports facilities, and who work in the west, centre or north. It also suits buyers who plan to rebuild and want a regular plot. It is a poor fit for those who need a short commute to Whitefield, Outer Ring Road or Electronic City, or who want a gated community with a large clubhouse.
Verdict
Basaveshwaranagar offers settled infrastructure, regular plots and strong schools at prices generally well below the central pockets in this series, but with limited metro access and a conflicted price picture. Choose the specific block carefully, verify the layout title documents and base your offer on registered comparables.
