Updated 20 October 2026. We re-read the developer's project page that day for the price, sizes, unit count and drive times, and matched the RERA numbers against the company's exchange disclosure and its Q4 FY26 operational update. Many pages ranking for this project are user-generated notes or look-alike sites that disagree on price, size and unit count, and do not cite a source. This fact file puts the official figures in one place, says plainly what is still unpublished, and explains the two names the project goes by.

Is Purva Northern Lights the same as Northern Lights by Puravankara KVN?

Yes. Both names describe the same 24.59-acre parcel in the KIADB Aerospace Park area of Bagalur. Puravankara's operational update lists 'Purva Northern Lights (Bengaluru)' among its Q4 FY26 launches, and its results filing describes a partnership with KVN Property Holdings LLP for a 24.59-acre parcel in North Bengaluru with 3.48 million sq ft of developable area (NSE filings, 13 April and 19 May 2026). The project page uses 'Northern Lights by Puravankara | KVN'.

Some listings, including two on our own site, describe the location as Yelahanka. Yelahanka is the taluk in the registered address; the site itself is in Bagalur village. The project's official domain is puravankara.com. Several look-alike domains rank for the name; we do not cite or link them.

Purva Northern Lights price and floor plans

The only price Puravankara publishes is '₹1.40 Cr* onwards', and the page says this includes all taxes (read 20 October 2026). It does not publish a price list, a cost sheet or a per-sq-ft rate. Figures you may see elsewhere labelled 'pre-launch price', from ₹80 lakh upwards, are not from the developer and we do not repeat them.

When is the possession date?

There is no published possession date. Neither the developer's project page nor the March 2026 exchange disclosure gives a completion date for any phase. Broker sites quote a date for Phase 1, but we could not confirm it on the RERA portal, so we do not print it as registered. The registered completion date for each phase is on its Karnataka RERA certificate; ask the developer for the certificate and read the date there before you book.

Puravankara's Q2 FY27 update reported pre-sales of ₹2,136 crore and listed new launches in Bengaluru and Mumbai, but did not mention a new Northern Lights phase (The Tribune/ANI, 13 October 2026).

Location and connectivity: KIADB Aerospace Park, Bagalur

The site is in the KIADB–Bagalur corridor of North Bengaluru, between Yelahanka and the airport. Drive times below are the developer's own estimates (Puravankara project page, read 20 October 2026); actual times depend on traffic.

Is there a metro near Purva Northern Lights?

Not yet. The nearest planned station is Bagalur Cross on NH 44, on the Hebbal–airport section of the Blue Line. That section is being built in three packages, including Hebbal to Bagalur Cross (11.67 km) (Deccan Herald, 19 August 2026). The site's distance to Bagalur Cross station is not published, so we do not give a figure.

On timing: Deccan Herald reported that the Hebbal–airport link is unlikely to meet its June 2027 target and that trial runs could push opening to September 2027 (19 August 2026). A later report quoted the minister saying Hebbal–airport would open by September or October 2027, with the full Blue Line expected by March 2028 (Deccan Herald, 23 August 2026). Treat these as targets, not dates.

Amenities, and who the project suits

The developer lists dual clubhouses of about 1 lakh sq ft, about 7.89 acres of central greens, about 77% open space, 80+ amenities and about 72,500 sq ft of retail. Named amenities include a pool, gym, golf simulator, bowling alley, pickleball, skating rink, co-working space and pet park. On services, it lists 62 kW of rooftop solar for common areas, a 2,000 KLD MBR sewage treatment plant with dual plumbing, 42 rainwater-harvesting pits and an EV charging point per apartment, excluding EWS and 1 BHK homes (Puravankara project page).

In plain terms, this is a large, amenity-led community. It suits buyers who work in the airport, aerospace and KIADB IT belt, or in North Bengaluru generally, and who are comfortable with an under-construction home whose completion date they will read from the RERA certificate. Families needing a metro commute today, or a firm handover date now, should weigh that against the facts above.

What to check before you book

  • RERA certificate for your phase: confirm the number (…008523, …008524 or …008525), the registered completion date and the land details.
  • Area basis: the published sizes do not say carpet or super built-up. Ask for the RERA carpet area of your unit and make sure the agreement states it.
  • Price inclusions: '₹1.40 Cr* onwards, incl. all taxes' is a starting figure. Ask for a written cost sheet showing car parking, club, maintenance deposit and any floor-rise or preferential charges.
  • Payment plan: check whether it is construction-linked and how it ties to milestones in the RERA filing.
  • Approvals: ask for the plan sanction and other approvals listed on the RERA page.
  • Official channel: deal through puravankara.com or a known channel partner, not a look-alike site.
