Banaswadi, PIN 560043, is a long-established neighbourhood about 6 km from the city centre, in BBMP ward 27, covering 3.46 sq km and divided between Dodda Banaswadi and Chikka Banaswadi (per Wikipedia). OMBR Layout is its best-known sub-area. It borders Kalyan Nagar, HRBR Layout, Horamavu, Hennur Road and Kammanahalli.
It has quietly become a rental and resale market for professionals who work around Indiranagar, Koramangala, MG Road, Whitefield or the ORR, since road and rail options are numerous. It is a place for buyers who want a lived-in neighbourhood and are not hunting for a brand-new tower.
Connectivity
- Railways: Banaswadi, Baiyappanahalli and Sir M. Visvesvaraya Terminal (SMVT) stations serve the area; OneCityProperty puts SMVT at roughly 1.2 to 2.5 km depending on the lane.
- Metro today: Wikipedia lists three Purple Line stations nearby (Swami Vivekananda Road, Baiyappanahalli and Benniganahalli). OneCityProperty measures Baiyappanahalli at about 3.9 km. The same guide also lists a Channasandra station at about 1.8 to 2.6 km; this is not the Whitefield-side Purple Line stop of that name, so check which one a broker means.
- Roads: access to NH 44, the Outer Ring Road and Old Madras Road. The airport is about 34 km away according to OneCityProperty.
- Blue Line: Banaswadi does not have its own station. The nearest Blue Line stops under construction are at Horamavu, HRBR Layout and Kalyan Nagar, which are a short road ride away once open.
Prices and rents
OneCityProperty's locality guide gives a portal average of about ₹8,500 per sq ft and a wide range of ₹6,300 to ₹11,600, with government-recorded rates near ₹6,086 for flats and ₹10,244 for independent houses. It lists OMBR Layout at ₹8,150 to ₹11,250 and Dodda Banaswadi at ₹11,150 to ₹21,850, the latter driven by plots and houses. Land is quoted at ₹13,300 to ₹23,000 per sq ft.
Square Yards (June 2026) shows a lower apartment average of about ₹7,750 per sq ft, down 5.8% on the quarter, after about ₹8,200 in March 2026, ₹7,650 in December 2025 and ₹8,050 in September 2025. Ready-to-move apartments are about ₹6,550 per sq ft. Its government registration rate is about ₹4,650. It names Inclover Magnum (about ₹9,950) and Elegant Bristol (about ₹8,950) as higher-priced projects. In short, apartments in Banaswadi are broadly stable to softer, while independent houses are far more expensive per sq ft.
Rents are less consistent. Square Yards shows about ₹34,500 for a 2 BHK and ₹54,150 for a 3 BHK, and a rental rate of ₹60 per sq ft with a 9.29% yield. We do not repeat that yield as a planning number: a 9% gross yield would be far above anything else in the neighbourhood and the ₹60 rate is inconsistent with its own rent levels. OneCityProperty gives OMBR Layout rents of ₹18,000 to ₹65,000 across 1 to 3 BHK units and mentions a 3% yield, which is closer to what established Bengaluru localities typically show. Use roughly 3% as a realistic sanity check.
Schools, healthcare, lifestyle
OneCityProperty names Mother Mary English School in OMBR Layout and NASA Hospital serving that pocket, with more options in adjoining Kalyan Nagar and HRBR Layout (see our guides to those areas). Retail, cafes and gyms cluster around Kammanahalli's main road, within a short drive. The same guide rates local connectivity highly but notes limited parking in parts and some dusty, busy commercial stretches.
Risks to weigh
- Parking and narrow lanes: older flat buildings were built when fewer households owned cars. Confirm that your allotted parking is real and legally yours.
- Dim back roads: OneCityProperty notes some interior roads towards Babusapalya are poorly lit after dark. Visit at night.
- Appreciation claims: the same guide says published annual price change ranges from about minus 2% to plus 23% across sources, which tells you how thin the data is. Do not buy on a growth number.
- Khata and title: in older layouts, verify the khata, the property tax receipts and the chain of title back at least thirty years. B-khata flats are harder to finance and resell.
- Redevelopment: independent plots at ₹13,000 to ₹23,000 per sq ft are attracting small-builder redevelopment, which can bring construction noise and dust to your street for years.
Who Banaswadi suits
Metro-dependent professionals who want an established area at a moderate price, families seeking intergenerational neighbourhoods with temples, schools and markets nearby, and investors comfortable with a 3% yield in return for a stable tenant pool. It is a poor fit for people wanting new gated communities, large clubhouses and wide internal roads.
Our verdict
Banaswadi is a sensible value-per-rupee choice if you prize commute flexibility and are willing to buy an older building. The metro arrives in neighbouring stations rather than at your doorstep. Insist on e-khata, compare per-building ready flat prices around ₹6,500 per sq ft, and treat the highest rent and yield claims with scepticism.
