Chikkajala and Doddajala are the last stretches of residential Bengaluru before the airport itself. Sattva Group describes its Sattva City as positioned on the International Airport Road at Doddajala, before the Sadahalli toll plaza, and claims about 12 minutes to Kempegowda International Airport. For a frequent flyer or an aviation-industry employee, that proximity is the whole point. For almost everyone else, the question is what else the place offers.

Location, metro and the airport corridor

The Blue Line's Hebbal-to-airport section lists a Doddajala station between Bagalur Cross and Airport City, per Wikipedia's station list. Business Today's report of 6 August 2026 has the 58.19 km line 72% complete, with the full line targeted for the end of 2027 and remaining construction due by June 2027. A planned station is not a working station; until it opens, this location is road-dependent.

ANAROCK's Q2 2026 note describes North Bengaluru as an emerging growth corridor anchored by AXISCADES' proposed ₹6,000 crore aerospace, defence and AI hub, a 1.33 million sq ft GCC-focused IT park planned in Devanahalli ITIR, and Brigade Group's 75-acre WTC-led mixed-use township, supported by Namma Metro, the Peripheral Ring Road, the STRR and suburban rail. Those are announcements and plans; employment and residents come years after land and approvals.

Swarajya reported on 6 August 2026 that the 80 km Dobaspet-Hoskote stretch of the STRR through Doddaballapura and Devanahalli has been operating for over two years, with a further 21 km to the Tamil Nadu border targeted for November 2026.

Prices: a thin data set

There is little consistent public data for Chikkajala itself. A HomeBazaar page lists a starting price from ₹7,540 per sq ft and one project, Century OneWorld Seraya, with 2,400 sq ft plots at ₹3.15 crore on a 10-acre site, under construction. On Property Point, Sattva City (Chikkajala) is listed at ₹95 lakh-₹2.1 crore for 2-4 BHK, new launch, with possession December 2029. Prices are base quotes from project pages and change frequently.

For the wider corridor, ANAROCK's July 2024 Devanahalli micro-market report put the average base selling price at ₹6,778 per sq ft (Q4 2023), with 13,600 units supplied from 2016 to Q4 2023 (about 15% of North Bengaluru's supply), 64% of inventory under construction and prices up 46% from Q4 2016. That is a 2023 figure, and new launches quote well above it today.

Schools, hospitals and amenities

Sattva's project page lists Ryan International School, Air Force School and Sir M. Visvesvaraya Institute of Technology in the vicinity, with Manyata Tech Park, Kirloskar Tech Park, Prestige Tech Cloud, Devanahalli Business Park and the KIADB Aerospace Park as employment centres. ANAROCK's Devanahalli report names hospitals including Akash Hospital, Devanahalli General Hospital, New Manasa Hospital, Suviksha Hospital, Aster CMI and Manipal. A developer's list of nearby institutions is marketing; measure real travel time at school-run hours.

Approvals and due diligence

Land near the airport falls in a specially regulated zone. OneCity's Bagalur guide explains that approval by the Bangalore International Airport Area Planning Authority (BIAAPA) is mandatory for layouts there, that unapproved or disputed-title plots generally cannot be financed, and that bank plot loans cover only BIAAPA, BBMP or BMRDA-approved layouts. The same documents apply to this corridor: DC conversion, RTC extract with matching survey numbers, certified layout plan and a 15-year encumbrance certificate. Confirm which authority covers your specific parcel.

For apartments, check RERA registration, the commencement certificate and the khata; Sobha's 2026 guide notes B-khata homes can face loan restrictions.

Aviation-specific issues

Homes close to a major airport are affected by flight paths and noise. We did not find an authoritative public noise or flight-path study for this stretch, so we cannot quantify the effect. Visit at different times of day, ask the developer whether any noise or height-related assessment exists, and check whether the project holds the relevant aviation clearance.

Pros

  • Short road access to Kempegowda International Airport and the KIADB Aerospace Park.
  • Large-format townships with amenities from established developers.
  • Planned Blue Line station at Doddajala and STRR access.
  • Lower cost than central North Bengaluru for comparable specification.

Cons and risks

  • Little existing social infrastructure; you will drive for most things.
  • Possible flight-path noise, which is unquantified in public sources.
  • Reliance on proposed employment hubs and infrastructure that are not yet delivered.
  • Plot-level approval complexity and BIAAPA documentation.
  • Long delivery timelines for new launches, with possession dates around 2029.

Who it suits

Aviation-sector employees, frequent flyers, long-horizon buyers who want a larger home for the money, and those buying a second home. It is a poor fit for buyers who need a settled neighbourhood and short city commutes immediately.

Our view

Chikkajala and Doddajala are early-stage by design. The airport is real; the surrounding city is still being built. If you buy, do it with a long horizon, a developer record you have checked, and no stretch in the budget for future infrastructure that is not yet open.
