Updated 20 October 2026. We read both projects' status on the Karnataka RERA portal, re-opened the news reports, and set out what is registered and what is only proposed, side by side. Most pages that rank for this search are listings or plot ads with no RERA check; this one gives you the registration numbers, carpet areas and dates, and is clear about where no official price exists.

Launch fact sheet: Provident Equinox 6 and Prestige City Bidadi

Each line is marked official (from a regulator or the developer) or reported (from a news report or a microsite described in the news), with its source.

  • Developer: Equinox 6 by Provident Housing Limited, a Puravankara subsidiary (official — Karnataka RERA record; Sahi, 19 Sep 2026). Bidadi township by Prestige Group (reported — RealtyPromoo, 19 Oct 2026).
  • Location: Equinox 6 at Sy. Nos. 1–26 (part), Venkatapura village, Kengeri Hobli, Bengaluru South 560060, off Mysore Road (official — Karnataka RERA record). Bidadi site on Mysore Road/NH-275, opposite Heggadagere Cross bus stop (reported — RealtyPromoo).
  • Land: Equinox 6 on 26,911 sq m, about 6.65 acres by our conversion (official — Karnataka RERA record). Bidadi township planned on 139 acres (reported — RealtyPromoo, citing the microsite).
  • Units: Equinox 6 has 672 apartments, 336 two-bedroom and 336 three-bedroom (official — Karnataka RERA record). Bidadi: the microsite describes 2,106 homes and plots in total, across apartments, villas and plots (reported — RealtyPromoo).
  • Home types and sizes: Equinox 6 averages about 628 sq ft carpet for a 2 BHK and about 779 sq ft carpet for a 3 BHK. These are our averages from the RERA carpet totals; carpet area is the usable floor inside the walls, smaller than the super built-up figure sales brochures quote (official data — Karnataka RERA record; averages ours). Bidadi: no registered sizes; not given here.
  • Price: Equinox 6 — Provident has not published a price, and the exchange-filing news report gave none (Sahi, 19 Sep 2026). We do not quote prices from sales sites. Bidadi — no price is given here because the project is not RERA registered.
  • RERA: Equinox 6 is PRM/KA/RERA/1251/310/PR/180926/008948, approved 18 Sep 2026 (official — Karnataka RERA record; number also in Sahi, 19 Sep 2026). Bidadi: not registered; no Karnataka RERA entry found on 20 Oct 2026.
  • Registered completion date: Equinox 6 — 31 Dec 2030, with a project start of 1 Oct 2026 (official — Karnataka RERA record). Bidadi — none; the microsite's December 2031 target is not a regulatory date (reported — RealtyPromoo).
  • Launch date: Equinox 6 launch reported on 19 Sep 2026 (reported — Sahi). Bidadi EOI opened 1 Oct 2026 per the microsite; formal launch planned October 2027, subject to approvals and RERA (reported — RealtyPromoo).
  • Bookings: not disclosed for either project (as of 20 Oct 2026).

What is Provident Equinox 6 and is it RERA approved?

Yes. Equinox 6 is the sixth phase of Provident's Equinox development off Mysore Road. Its registration, PRM/KA/RERA/1251/310/PR/180926/008948, was approved on 18 September 2026 (Karnataka RERA record, read 20 October 2026). Sahi reported the phase launch from the company's disclosure on 19 September 2026 and quoted the same registration number.

The RERA record shows a BDA building plan, BDA/NM/AS/AA-3/TS-2/D/17/2026-27, approved on 18 August 2026, a declared total project cost of about ₹435 crore, and 410 covered plus 347 open parking spaces (Karnataka RERA record). The phase has an equal split of 2 BHK and 3 BHK homes.

For context on the developer, Sahi reported Puravankara's Q1 FY27 pre-sales at ₹1,439 crore and an average sales realisation of ₹10,589 per sq ft across its portfolio (Sahi, 19 September 2026). That is a company-wide average, not a price for this phase.

What is the price of Provident Equinox 6?

Provident has not published a price for Equinox 6, and the news report on the launch disclosed none (Sahi, 19 September 2026). Figures circulating online come from sales sites that are not the developer's own, so we do not repeat them.

If you are pricing a unit, ask the developer's sales office for a written cost sheet that shows the carpet area as registered with RERA next to the saleable area, plus GST, stamp duty, registration, parking and maintenance deposits. Compare the per-sq-ft rate on the carpet area, not only the brochure area.

Is Prestige City Bidadi RERA registered, and when will it launch?

No. As of 20 October 2026 we found no Karnataka RERA entry for it. RealtyPromoo describes it as a pre-launch marketing campaign, not a RERA registration or formal sales launch: a project microsite says EOIs opened on 1 October 2026 and a formal launch is planned for October 2027, subject to approvals and RERA registration (RealtyPromoo, 19 October 2026).

Prestige Group's project page names the development Prestige City Bidadi, a township of apartments, villas and plots on 139 acres along Mysore Road and NH-275 (RealtyPromoo). Prestige has a long Bengaluru history, founded in the city in 1986 (RealtyPromoo).

Because the project is not registered, we do not publish prices, sizes or unit tables for it. Several unofficial Bidadi pages online also give conflicting dates and figures, so treat any number you see with care until the RERA record exists.

Should you pay an EOI for a project that is not RERA registered?

An EOI is not a booking. Under RERA, a buyer's protections attach to a registered project and a registered agreement for sale; an EOI paid before registration does not carry the same protection. The Bidadi microsite does not publish the EOI amount or refund terms (RealtyPromoo, 19 October 2026).

  • Ask in writing for the EOI amount, how it is held, and the exact refund terms and timeline.
  • Pay only by traceable bank transfer or cheque to the developer's named account, and keep the receipt.
  • Do not sign anything that commits you to a price, unit or payment plan before RERA registration.
  • Once registered, check the approved plans, carpet areas and completion date on the Karnataka RERA portal before booking.

How far is Bidadi from jobs and the metro?

RealtyPromoo lists the Bidadi Industrial Area about 7.6 km from the site and Toyota Kirloskar Motor about 8.2 km. The nearest operational metro it identifies is Kengeri, about 18.7 km away; it says a Bidadi metro station should not be treated as committed (RealtyPromoo, 19 October 2026). These are approximate distances. Equinox 6, by contrast, is inside the city edge at Kengeri, close to the NICE Road junction (Karnataka RERA address).

Is Mysore Road a sensible place to buy in 2026?

It depends on where you work and when you need the home. Mysore Road now has a choice of stages: RERA-registered new launches like Equinox 6 with a 2030 completion date, projects nearing possession, and an EOI-stage township that has no registered date at all. Buyers who need to move in within two years should look at nearing-possession or ready homes; buyers who can wait should still buy only registered projects and compare carpet-area rates. We make no forecast of prices. The full corridor guide: Mysore Road, Bengaluru: Buyer's Guide 2026 — Prices, Metro, Projects and Risks
