Elegant Paradise: villaments near Kanakapura Road

Elegant Paradise is the largest-format project in the list. Its RERA description is 'construction of residential accommodation for 80 villaments', and the carpet areas are large: about 1,967 sq ft for a three-bedroom and about 2,902 sq ft for a five-bedroom, on average (Karnataka RERA; conversions ours). The plan was approved by the Kanakapura Planning Authority on 1 July 2026 and the stated project start is 30 September 2026 (Karnataka RERA).

A villament usually means a duplex or multi-level apartment in a low-rise block, with a share of land rather than an independent plot. Ask the developer how the land share is conveyed, and confirm on the approved plan how many floors each block has.

Kengeri: flats and plots in the new registrations

Sukalpa Legacy is a compact apartment building on a single site in The Green Valley Address layout at Doddabele, with a BDA plan dated 2 May 2026 (Karnataka RERA). DMR Legacy is a small plotted layout at Sulikere with a BDA approval dated 22 July 2025 (Karnataka RERA). Sri Vaari Residency, with a BBMP plan dated 10 March 2026, is the furthest along: its promoter declared 37% completion in the update filed on 10 October 2026 (Karnataka RERA).

What about Mysore Road, Magadi Road and Tumkur Road?

In the Bengaluru Urban register, we found no new registration dated 20 September to 26 October 2026 for a project on Magadi Road, Tumkur Road, Yeshwanthpur or Rajajinagar that we could place with confidence (Karnataka RERA, read 26 October 2026). One plotted registration on the Magadi side lists a completion date earlier than its registration date, so we have left it out until the record is clarified. Projects further out, in Nelamangala and other Bengaluru Rural taluks, sit on a separate register that we last read on 16 October 2026.

How to check a small-developer launch

  • Match the RERA number, promoter name and survey numbers on the booking form to the RERA page.
  • Read the approved plan: planning authority, sanctioned floors and number of units.
  • For plots, confirm the BDA layout approval and which plots have been released for sale.
  • Ask for the title documents and encumbrance certificate for the survey numbers, and have a lawyer review them.
  • Pay against construction stages, and use the quarterly RERA progress filings to track the work.
