Kengeri is a western suburb of Bengaluru along Mysore Road. Per Wikipedia, it borders Nagarbhavi and Ullal to the north, Rajarajeshwari Nagar to the east, Kumbalgodu to the west and Uttarahalli to the south. It was long a satellite town; the Purple Line and the NICE Road have pulled it much closer to the city's daily rhythm. It is also one of the cheaper metro-connected options in the city, which is why it comes up in almost every first-time-buyer shortlist.
This guide sets out what the connectivity, prices and project pipeline look like, and where the compromises are.
Connectivity: Purple Line, rail, NICE Road
- Metro: three Purple Line stations, Pattanagere, Kengeri Bus Terminal and Kengeri, opened on 30 August 2021, and the line was extended to Challaghatta on 9 October 2023 (per Wikipedia's Purple Line page). From Kengeri to Majestic is a direct ride on the Purple Line; the line continues to Whitefield (Kadugodi).
- Rail: Kengeri railway station is on the Bengaluru-Mysuru route, with services such as the Chamundi Express and the Kaveri Express listed on Wikipedia.
- Road: Wikipedia notes access to the Bengaluru-Mysuru Expressway, NICE Road and Mysore Road. BMTC operates two depots in Kengeri with routes towards Electronic City, Banashankari and Yeshwanthpur.
- Pink Line: it does not serve Kengeri. Its first elevated section is on the south side of the city (Kalena Agrahara to Tavarekere) and, as of 6 October 2026, had not started passenger service; a safety inspection was scheduled for 6 to 8 October (per NativePlanet).
Schools, hospitals and work
- Education: Wikipedia lists RNS Institute of Technology, J.S.S. Academy of Technical Education, R.V. College of Engineering and SJB Institute of Technology, with Bangalore University nearby.
- Healthcare: BGS Gleneagles Global Hospitals is on Uttarahalli Main Road, Sunkalpalya, Kengeri; Rajarajeswari Medical College and Hospital is on Mysore Road, Kambipura.
- Employment: Global Village Tech Park is in Kengeri, giving a small local employment base, though most residents still commute towards the city.
Housing stock
Kengeri is largely a combination of older low-rise buildings and individual houses in the town core, with newer gated communities developing along Mysore Road and around the NICE Junction. Buyers who need a lift, parking and a clubhouse generally end up in the newer cluster near the junction; those after an independent house are mostly buying in older layouts, where title and khata diligence is the main task.

- Provident Sunworth City, off Mysore Road near NICE Junction: ready to move, 2 and 3 BHK apartments listed at ₹79.69 lakh-₹1.15 crore (per the Property Point catalogue). A ready home lets you inspect the actual flat and avoid delivery risk.
- Provident Equinox 4, Mysore Road near NICE Junction: a new launch with 2, 3 and 4 BHK homes listed at ₹73.49 lakh-₹1.8 crore and possession shown as March 2029 (per the catalogue). Under-construction homes carry delivery-timeline risk; check RERA quarterly updates.
Prices and rents
Homebazaar's May 2026 table lists Kengeri at about ₹7,600 per sq ft, an indicative asking rate with no stated period. ANAROCK's Q2 2026 report quotes the neighbouring Mysore Road micro-market at ₹8,040 per sq ft (up 2% quarter-on-quarter), with average quoted rents of ₹20,000-26,000 per month for a 1,000 sq ft 2 BHK. Both sit under ANAROCK's citywide quoted average of ₹9,450 per sq ft.
Pros
- One of the lowest price points among metro-linked Bengaluru localities.
- Purple Line access to Majestic and the central corridor; rail and expressway links towards Mysuru.
- Newer, larger gated communities by established developers, including Provident Housing.
Cons and risks
- Distance: Kengeri is at the far end of the line, so door-to-door commute times to the east or south are long. Test the actual route.
- Thin resale market: ANAROCK shows West Bengaluru with a relatively small share of Q2 2026 sales and sales down year-on-year, so exit liquidity may be slower.
- Ready-made social infrastructure is still catching up, so check schools, supermarkets and hospital distances from the specific project.

Who it suits, and our verdict
Kengeri suits first-time buyers and families with a work base in the west, Vijayanagar or Majestic who value space-per-rupee and can work with a metro commute. It is a weaker fit for buyers who need to be in Whitefield, Electronic City or on Outer Ring Road every day. Our view: a legitimate value pocket, best approached via a ready or near-ready project from a reputable developer, with a clean khata and a real commute test.
