Updated 20 October 2026. We opened Prestige's Evergreen and Raintree Park pages, Prestige's Q4 FY26 investor presentation, the launch-filing report and the Karnataka RERA registered-projects list. Pages that rank for this project today quote conflicting prices, land areas and dates, and rarely explain that Evergreen is a separate RERA phase of Raintree Park. This fact file sets out the official figures with dates and marks the rest as reported.

Is Prestige Evergreen part of Prestige Raintree Park?

Yes. Evergreen is a phase within the Prestige Raintree Park township, with its own RERA registration. The first phase, Prestige Raintree Park, launched in September 2024 with larger 3, 4 and 5 BHK homes: 1,520 homes in 18 towers on 21 acres, RERA no. PRM/KA/RERA/1251/446/PR/270824/006981 (Prestige Raintree Park page, seen 20 October 2026). Evergreen follows with smaller-format homes (Construction World, 22 January 2026). Prestige's presentation also lists a further phase, 'Rosewood @ Prestige Raintree Park', among upcoming Bengaluru projects (Prestige, 21 May 2026).

When you check documents, make sure the RERA number on your paperwork is 008374 for Evergreen, not 006981, which belongs to phase one. Our review of phase one is at Prestige Raintree Park, Whitefield: Price, Sizes, RERA and Review (2026).

What is the price of Prestige Evergreen?

There are two developer figures, from different dates. At launch, the exchange filing said apartment prices were expected to start from around ₹9.2 million, about ₹92 lakh (Construction World, 22 January 2026). On 20 October 2026, Prestige's project page showed '₹1.80 Cr.*'. The page does not say which unit type that figure applies to, so ask the sales team which configuration it represents and for a dated cost sheet.

Portals quote their own asking prices and per-sq-ft rates. We do not repeat them, because they are not published by Prestige and change often.

Floor plans and flat sizes

Prestige's plans section lists these layouts but no areas (Prestige page, seen 20 October 2026):

  • 1 BHK · types A and B1a to B3a
  • 2 BHK · 2 bed + 2 toilet
  • 3 BHK · 3B+2T, 3B+3T, 3 BHK Large and 3 BHK Study
  • 4 BHK · 4B3T and 4B4T
  • Reported saleable (super built-up) sizes range from 659 sq ft for a 1 BHK to 2,513 sq ft for a 4 BHK (Square Yards, 30 September 2026). These are not carpet areas; the carpet area in your agreement is the figure RERA protects.

When is possession of Prestige Evergreen?

Two sources report the RERA possession date as 30 June 2030 (Propnewz, 26 August 2026; Square Yards, 30 September 2026). That matches Prestige's own investor presentation, which lists expected completion for Evergreen in FY31, the year from April 2030 to March 2031 (Prestige, 21 May 2026). The Karnataka RERA project-detail page did not load for us on 20 October, so read the date on the RERA certificate before you sign.

Location, metro and connectivity

Prestige places Evergreen just off Varthur Main Road on SH 35, at the junction of Whitefield and Varthur (Prestige page; Construction World, 22 January 2026). For the wider township, Prestige says the site is opposite Varthur Lake and connects to ITPL, the Outer Ring Road and Sarjapur Road. It names the Purple Line stations at Whitefield, Hopefarm, Channasandra, Sri Sathya Sai Hospital and Pattandur Agrahara (Prestige Raintree Park page). Prestige gives no distances to these stations, so we do not quote any.

The Krishnarajapura to Whitefield (Kadugodi) stretch of the Purple Line opened on 26 March 2023 (Deccan Herald, 25 March 2023). Schools Prestige names near the township include Inventure Academy, TISB and Greenwood High, and it says Manipal Hospital is close by.

Amenities

Prestige lists a clubhouse with a mini theatre, reading room, squash court and party hall; indoor family, lagoon and kids' pools; a gym, yoga room and spa; tennis, basketball, badminton, pickleball and paddle courts and a cricket practice pitch. It also lists a Raintree Grove Trail, a sculpture garden, a water deck, a convenience store, creche, co-working space, clinic and pharmacy (Prestige page, seen 20 October 2026).

Who Prestige Evergreen suits: a neutral review

  • Whitefield and ORR professionals who want a smaller home inside a larger branded township.
  • First-time buyers comparing 1 and 2 BHK options in Whitefield, since this phase adds smaller formats than phase one.
  • Buyers who can wait until about mid-2030 for possession.
  • This is a fact-based assessment. The project is under construction, so there are no resident reviews, and we do not publish ratings.

What to check before you book

  • Confirm the RERA number on the agreement is 008374 (Evergreen), not phase one's 006981.
  • Ask which unit type the ₹1.80 Cr* figure refers to, and get a dated cost sheet with every charge listed.
  • Check the tower, floor and unit number against the approved plan.
  • Get the carpet area written into the agreement; portal sizes are super built-up.
  • Read the payment schedule and the proposed completion date on the RERA certificate.
