Mysore Road is both a road and a market. ANAROCK groups it with Tumkur Road, Magadi Road, Rajaji Nagar, Nagarbhavi, Vijay Nagar and Nelamangala in its West Bengaluru zone, and tracks it as one of its key micro-markets. For buyers, the useful thing about Mysore Road is that it is one of the few places where reliable quarterly consultancy data on both capital values and rents is public.
This guide uses that data, plus metro facts and listed projects, to describe what the corridor offers and where it is limited.
What the ANAROCK Q2 2026 data shows
As a rough illustration of gross yield only: a 1,000 sq ft home at ₹8,040 per sq ft is about ₹80.4 lakh on base price, and ₹20,000-26,000 monthly rent equals ₹2.4-3.12 lakh a year, or roughly 3.0-3.9% gross. That is our arithmetic on two quoted figures, before parking, GST, registration, maintenance and vacancy, and real deals will differ.
- Average quoted capital rate: ₹8,040 per sq ft, up 2% quarter-on-quarter (ANAROCK, Q2 2026).
- Average quoted rent: ₹20,000-26,000 per month for a 1,000 sq ft 2 BHK, unchanged quarter-on-quarter.
- Citywide context: Bengaluru's average quoted base selling price was ₹9,450 per sq ft, so Mysore Road trades below the city average.
- Zone context: West Bengaluru accounted for a relatively smaller share of Q2 2026 sales, with sales up quarter-on-quarter and down year-on-year, while launches rose quarter-on-quarter but stayed slightly below the previous year.
Metro and road connectivity
The Purple Line runs along the corridor. Per Wikipedia, the stations from the city outwards are Magadi Road, Sri Balagangadharanatha Swamiji Station (Hosahalli), Vijayanagara, Attiguppe, Deepanjali Nagar and Mysuru Road (all opened 16 November 2015), then Pantharapalya-Nayandahalli, Rajarajeshwari Nagar, Jnanabharathi, Pattanagere, Kengeri Bus Terminal and Kengeri (30 August 2021) and Challaghatta (9 October 2023). Majestic is the interchange with the Green Line.
Kengeri's Wikipedia entry notes access to the NICE Road and the Bengaluru-Mysuru Expressway. The Pink Line does not run here, and as of 6 October 2026 its first elevated stretch in the south had not yet opened.
Housing stock and projects
Beyond Nayandahalli, supply shifts to newer apartment communities and, further out, plotted and villa developments. Two Property Point-listed projects sit near the NICE Junction end of the road.

- Sumadhura Pramoda, Kenchenahalli (RR Nagar): 2 and 3 BHK at ₹1.3-1.95 crore, possession shown as December 2028 (per the catalogue).
Healthcare and education
Rajarajeswari Medical College and Hospital is on Mysore Road at Kambipura on a 25-acre campus (per Wikipedia). Bangalore University and engineering colleges such as R.V. College of Engineering and RNS Institute of Technology are on or near the corridor (per Wikipedia's Kengeri entry).
Pros
- Purple Line access along the length of the corridor.

- Entry prices below the city average, with ready and under-construction options from branded developers.
Cons and risks
- Flat quarterly rents (0% quarter-on-quarter per ANAROCK) suggest limited short-term rental momentum.
- West Bengaluru is a smaller sales market; sales were down year-on-year in Q2 2026, which may mean thinner resale demand.
- Mysore Road is a heavy arterial; weekday and weekend highway traffic is part of the deal.
- Title diligence matters in older layouts: verify khata, approved plan and conversion papers.
Who it suits, and our verdict
Mysore Road suits end-users who value space and metro access over a central address, and investors comfortable with a low-yield, long-hold approach. It is not obviously a high-yield play: the illustration above suggests gross returns in the low single digits. Our view: choose the stretch by metro station and commute, buy for use, and treat rent as a supplement.
