Updated 20 October 2026. We re-read Sobha's apartment and row-house pages that day for price, sizes, land, units, RERA numbers and completion. Sobha's own pages rank first for this project but do not explain the phase split, the area basis or the location in distances. This fact file adds those, explains what searchers mean by 'phase 2', 'villas' and 'resale', and keeps official figures apart from reported ones.

Is Sobha Victoria Park Phase 2 the row houses?

Yes. Victoria Park is one project with two RERA registrations. Reading the RERA register, an aggregator maps …004800 to Phase 1, the 300 apartments in Wings 1–5 (nine floors plus two basements each), and …004801 to Phase 2, the 19 row houses in Wings 6 and 7 (two floors) (ibig.ai, record checked 12 October 2026). When people search 'Sobha Victoria Park phase 2' or 'villas', they mean these row houses, not a new tower launch. Sobha's row-house page describes them as 3 BHK; some aggregators list them as 4 BHK, but we follow Sobha.

Sobha publishes starting prices only (both pages read 20 October 2026). It does not say whether the prices include GST and other charges; the asterisk refers to terms and conditions.

Carpet area vs the published size

Sobha does not label its figures as carpet or super built-up, so read them as saleable area as published. The RERA carpet areas reported by an aggregator are much smaller: about 944–958 sq ft for 2 BHK, from about 1,267 sq ft for 3 BHK, and about 2,187–2,188 sq ft for the row houses (ibig.ai). The gap is normal when one figure includes common areas and the other does not. What matters is that your agreement states the RERA carpet area of your unit.

Possession date and construction status

Sobha's pages say construction is in progress and the project will be completed by December 2027. The RERA completion date for both phases is reported as 31 December 2027, with no extension recorded (ibig.ai, record checked 12 October 2026). The latest quarterly update reported by the same aggregator puts Phase 1 at 91% as on 30 June 2026; we have not seen a reliable figure for the row houses.

Location, Manyata Tech Park and metro

The project is off Hennur Main Road, on the Kyalasanahalli side. Distances below are straight-line from the RERA map point, as reported by an aggregator (ibig.ai); road distances are longer.

When will the nearby metro lines open?

Two lines will serve the Hennur–Nagawara area. On the Blue Line, the minister said the KR Puram–Nagawara stretch, which includes Kalyan Nagar and HRBR Layout stations (bengalurumetro.in), would open by mid-2027, with the full Silk Board–airport line now expected by March 2028 (Deccan Herald, 23 August 2026). The Pink Line's underground section from Tavarekere to Nagawara (13.75 km) is targeted to open by March 2027 (same report). Nagawara is the planned interchange between the two lines. These are official targets, not opening dates.

Resale and rent at Sobha Victoria Park

Because neither phase has been handed over, a 'resale' today means buying an existing buyer's unit before possession, usually by transferring the agreement. Ask the developer how it handles such transfers and what it charges, and check the original agreement, payments made and the RERA details before you pay. Renting is not possible until handover. We do not quote resale asking prices, as none come from an official source.

Who it suits, and what to check before you book

This is a neutral, fact-based assessment, not a resident review. Victoria Park is a mid-sized, low-rise project of 319 homes with a December 2027 completion date. It suits buyers working at Manyata Tech Park or along the Hennur–Thanisandra belt who want a near-term handover, and row-house buyers who prefer a low-density format. The amenities Sobha lists include a jogging and cycling track, leisure and kids' pools, an amphitheatre, a half basketball court, a skating rink and a play field.

  • Confirm which registration your unit falls under (…004800 for apartments, …004801 for row houses) and read its completion date on the RERA page.
  • Get the RERA carpet area of your unit stated in the agreement.
  • Ask for a written cost sheet: what 'from INR 1.60 Cr*' or '3.85 Cr*' includes, plus parking, club, deposits and GST.
  • Check the payment plan against the reported construction stage.
  • For a pre-possession resale, check the transfer process and charges with the developer before paying the seller.
