Updated 23 October 2026. We re-read the Magicbricks micro-market table and Square Yards locality pages (read 12 October 2026), re-checked the Blue and Pink Line schedules, and re-ran Property Point's active listings in each corridor. Our separate area guides go deeper on each: Thanisandra, Bengaluru: Buyer's Guide 2026 — Prices, Metro, Projects and Risks, Hennur Road and Kothanur, Bengaluru: Buyer's Guide 2026 — Prices, Metro, Projects and Risks.
How do prices compare?
- Bellary Road: ₹12,700 per sq ft average (Magicbricks, July–September 2025). Within it, Square Yards shows Hebbal at ₹17,100, Jakkur at ₹13,000 and Yelahanka at ₹10,100 (June 2026 quarter), so the corridor is really three price tiers.

The Hebbal–airport section is targeted for commissioning by September 2027, and the full Silk Board–airport corridor by March 2028 (Urban Acres, 7 October 2026). These dates have slipped before.
- Thanisandra: nearest stations will be Nagawara, an interchange of the Blue Line (Outer Ring Road) and the Pink Line. The Pink Line's underground Dairy Circle–Nagawara section is targeted for early 2027 (bengalurumetro.in, 19 October 2026, says January 2027; NativePlanet earlier reported March 2027).
- Hennur Road: the Blue Line's ORR stations at HRBR Layout, Kalyana Nagara and HBR Layout sit near the Hennur Road junction; Kothanur and beyond have no approved metro station.

What to check in North Bangalore before you buy
- Read the RERA completion date for your specific phase. Several North Bangalore townships are sold in many phases with different timelines.
- Check the road, not just the map. Thanisandra Main Road and Hennur Main Road carry heavy peak-hour traffic; drive the route at 9 am before you decide.
- Ask how water is supplied today (BWSSB, borewell or tanker) and whether a BWSSB connection is applied for.
- For Bellary Road, check whether the project is inside the BIAAPA planning area and confirm approvals accordingly.
