Jigani Hobli lies in Anekal taluk in south Bengaluru, roughly 28 km from the city railway station according to Wikipedia, and close to Electronic City and Bommasandra. It is built around the Jigani industrial area, home to companies such as HCL, OTIS, APC, Toyota and the Akshaya Patra Foundation, and is known for its granite quarrying. Housing growth here has been driven by industrial employment rather than by IT. It is an affordable, early-stage residential belt rather than a settled one.

Prices: what is published

Magicbricks shows an average asking rate of about ₹5,761 per sq ft for multistorey apartments in Jigani for Jul-Sep 2026 (updated October 2026), up 2% quarter on quarter, in a range of about ₹4,600 to ₹6,922. Residential houses average about ₹4,862 per sq ft, and plots average about ₹40,690 per sq yard, up 9% on the quarter.

That puts Jigani about 23% below the ANAROCK Electronic City average quoted base price of ₹7,450 per sq ft (Q2 2026) and about 27% below Bommasandra on Magicbricks (about ₹7,951). The discount is real in rate terms, but a lower rate is a price for distance, weaker social infrastructure and a thinner resale market.

A plot is a very different asset from an apartment. You buy the land, then pay separately to build, and the approvals, the layout's civic handover and the nearby infrastructure carry more of the risk. If you are considering the plotted option, ask for the layout approval, the khata type and the infrastructure timeline in writing.

Connectivity

The nearest Yellow Line terminus is Delta Electronics Bommasandra. Wikipedia's Jigani entry mentions 'talks' of extending the Yellow Line to the KIADB industrial areas here, but we could not find a sanctioned, funded plan, and in our judgement you should not buy on the strength of it. Today, access is by road: the Jigani-Bommasandra Road and Jigani-Anekal Road, then Hosur Road. Anekal Road railway station on the Yeshwantpur-Hosur line is also nearby for suburban services, per Wikipedia's Anekal entry.

Note also that Wikipedia says IIM Bangalore has plans for a second campus in Jigani. We could not confirm the status from a primary source, so we do not treat it as a demand driver.

Social infrastructure

Wikipedia lists Jigani, Hennagara, Haragadde and Konasandra lakes in the area and names gated communities such as Nisarga Layout, Pride Vatika, Golden Nest Layout and Vakil Townscape. We could not verify named hospitals and schools within a short distance from a neutral source. Plan on driving to Bommasandra or Electronic City for most services, and test that drive.

  • A branded developer (Prestige) on both listed options.
  • Industrial employment gives a steady tenant base for workers at nearby units.

Cons and risks

  • Industrial setting: noise, truck traffic and air quality from industry and quarrying vary by pocket. Visit on a weekday.
  • No metro: the Yellow Line ends at Bommasandra, and any extension is unconfirmed.
  • Thin resale market: the pool of buyers and renters is narrower than in Electronic City.
  • Governance: the area is under panchayat and development-authority jurisdictions rather than the city's core civic bodies. Verify the khata, the planning authority and the layout approval for every property.
  • Water and sewage: the periphery commonly relies on borewells, tankers and in-project treatment. Ask for the water source and the sewage plant's capacity.

Who it suits and our verdict

Jigani suits buyers who work at nearby industrial units or who are building a long-horizon land or low-cost housing position, and who accept a basic amenity set. It is not for buyers who need a short metro commute into the city.

Verdict: a cost-driven location with real discount and real trade-offs. If you buy here, buy for self-use or rent from local employers, with documents verified by a lawyer, and treat any metro extension as an upside rather than a basis.
